Position Summary
The Buildings & Grounds Facilities Manager is responsible for overseeing the maintenance, safety, and day-to-day operations of all UVSO buildings, grounds, and physical assets. This role involves strategic planning, vendor management, supervision of custodial and maintenance staff, and ensuring all UVSO facilities meet local and state regulatory standards. The manager serves as a key member of the operations team and plays a critical role in ensuring UVSO spaces are clean, safe, and fully operational for staff, program participants, and the community.
Primary Responsibilities
Facilities Management & Operations
- Develop and implement a comprehensive maintenance schedule for all UVSO properties, including landscaping, daily cleaning, HVAC upkeep, and seasonal services.
- Manage general cleaning, painting, and repair projects as needed.
- Oversee building façade maintenance, snow removal, lawn care, and overall curb appeal.
- Maintain emergency response readiness and coordinate 24-hour on-call coverage for urgent building issues.
Vendor & Contract Oversight
- Solicit bids, negotiate contracts, and manage external contractors for large-scale repairs and capital improvement projects.
- Schedule and oversee all third-party inspections and services (e.g., pest control, HVAC, elevator maintenance).
- Inspect and approve contractor work for quality and payment authorization.
Compliance & Safety
- Coordinate with city, county, and state agencies to ensure compliance with fire, safety, health, sanitation, and licensing regulations.
- Address utility issues such as blocked drains and sewer problems by liaising with public officials and service providers.
- Ensure building access and support for water, gas, electricity, internet, and telecommunications technicians.
- Monitor surveillance and emergency response systems; manage lock and key systems.
Staff Leadership & Supervision
- Supervise, train, and evaluate all maintenance, groundskeeping and cleaning staff.
- Lead training and scheduling of facilities team members.
- Foster a professional and compassionate team culture focused on personal and professional development.
Strategic Planning & Asset Management
- Participate in organization-wide strategy development for commercial facility upgrades and expansion.
- Oversee shipping, receiving, and inventory management of materials, supplies, tools, and work vehicles.
- Manage equipment maintenance, warranty claims, and insurance-related issues.
Organizational Leadership
- Serve as an active member of the UVSO operations team.
- Provide support during events and special activities, including evening and weekend coverage as required.
- Accept additional assignments as directed by the Director of Operations or Executive Director.
Qualifications
- Minimum of 10 years of experience in facilities management, general contracting, or custodial supervision.
- Experience working with union labor, reviewing blueprints/schematics, and managing BID processes.
- Specialized training or certifications in engineering, HVAC, plumbing, general construction, or related fields preferred.
- Strong interpersonal skills and ability to communicate effectively with public officials, staff, contractors, and community members.
- Ability to lift and carry objects weighing 15–75 lbs and work in varying weather conditions (heat, cold, rain, snow).
- Must possess a valid U.S. Driver’s License.
- Ability to pass a criminal background check.
Work Environment
- Indoor and outdoor settings across multiple UVSO properties.
- Must be available for emergency calls during off-hours and occasional weekend or evening work.
