Scope
The Senior Project Manager of Tenant Coordination, reporting to the Senior Director of Tenant Coordination, is responsible for managing the full tenant coordination function at an assigned shopping center, from initial design review through store opening. Acting as the primary liaison between tenants, architects, contractors, and internal stakeholders, the Sr. Project Manager ensures projects are delivered on time, on budget, and in alignment with company standards.
This role requires strong project management expertise, technical knowledge of tenant design and construction, and the ability to proactively resolve issues with tenants, consultants, and local jurisdictions. The Sr. Project Manager plays a critical role in delivering successful store openings while supporting the broader regional strategy led by the Sr. Director.
Project Oversight & Execution
- Manage the tenant coordination function for a designated shopping center from design review through store opening.
- Provide direction to tenants, tenant architects/engineers, and tenant contractors on design, scheduling, coordination, and construction execution.
- Oversee construction schedules, milestone tracking, and coordinate with leasing, operations, design, and legal teams.
- Act as the primary point of contact for tenants, ensuring timely communication and resolution of design or construction issues.
Regulatory & Vendor Management
- Communicate and negotiate with local jurisdictions on tenant permit submissions, planning, and approval procedures.
- Develop scopes of work and negotiate agreements with consultants, vendors, and general contractors.
- Review base building design and construction documents for tenant-related utilities.
Collaboration & Support
- Partner with Retail Design Management (RDM) on tenant design challenges and scope-of-work issues.
- Provide follow-up and guidance in maintaining Lease Plans in partnership with Retail Plan Management (RPM).
- Collaborate with Shopping Center Management to verify and clarify existing onsite conditions to expedite tenant design and construction.
- Inspect and validate accuracy of drawings, including A2’s, Lease Plans, and Development Plans.
- Conduct field inspections and hold regular meetings with tenants and base building contractors.
Standards & Reporting
- Ensure alignment with internal processes, milestone calculators, and portfolio-wide tenant coordination standards.
- Report progress, risks, and delays to the Sr. Director, escalating issues as needed.
- Maintain regular and reliable in-person attendance at the assigned center.
Other Responsibilities
- Perform additional duties as assigned to support the company’s sustainability objectives.

What we're looking for
- Bachelor’s degree in construction management, Architecture, Engineering, or related field; advanced degree a plus.
- 7 – 10 years of experience in tenant coordination, construction management, or retail development, with at least 5 years in a senior leadership or multi-asset role.
- Strong background managing both national tenants and small shop/restaurant operators, with an ability to balance multiple stakeholders.
- knowledge of retail design standards, construction processes, lease agreements, and tenant fit-out requirements.
- Experience in computer aided design programs and PC programs. (AutoCAD, Bluebeam, Procore, Word, and Excel).
- Strong technical skills in reviewing and interpreting Mechanical, Electrical, Plumbing, and Systems (MEPS).
- Excellent communication, negotiation, and problem-solving skills.
- Ability to manage multiple projects in a deadline-drive environment.
Compensation
- Exempt / Non-hourly
- $110,000 - $140,000 per year Annual Discretionary Bonus
- This is an on-site role housed out of the mall management office at Westfield Old Orchard
