Senior Financial Analyst (Capital Markets & Business Affairs) - Century City, CA
What We Offer
The Senior Financial Analyst (SFA) role in the Capital Markets & Business Affairs group at URW is responsible for providing insights and day-to-day support to assist in critical company processes, such as performing asset underwriting for financing purposes, producing quarterly debt reporting and projection packages, tracking tenant bankruptcies and coordinating with internal teams on potential workout solutions with tenants, and providing support for the Treasury team’s cash management functions occasionally as may be needed.
The Capital Markets function supports debt financing transactions with third party brokers, banks, life companies, private equity and CMBS lenders. During a transaction period, the Capital Markets team engages with prospective lenders to originate a loan by marketing the asset, participating in the lender selection and approval process, managing lender due diligence, negotiating loan requirements and assisting with documentation preparation. The team also analyzes property cash flows and historical/projected performance to fully understand the asset strategy and to build financial models to assist in loan origination. The SFA role is the point person on the team for owning the underwriting model and serving as an intermediary between third parties and the company for due diligence materials requests and underwriting needs during the financing process. The team also produces quarterly debt reporting schedules and projections, such as an Outstanding Debt schedule, including Inter-Company Debt, Mortgages, Commercial Paper and Bonds, and an Interest Expense and Loan Principal Cash Flow Forecast by debt facility. In addition, the team performs a semi-annual mark-to-market analysis whereby the market value of US mortgage and bond debt is calculated for IFRS reporting standards.
The Business Affairs function is responsible for risk analysis related to potential tenant bankruptcy filings and for negotiations with tenants who file bankruptcy. The team is responsible for extracting the most value out of tenants who seek to reduce their rental obligations, while balancing the risk to the company. For certain lease workouts and bankruptcy cases, the SFA role participates in the development of case strategy and, in some cases, in negotiations directly with the tenant and/or tenant counsel. The team also produces a semi-annual report on tenant security risk and maintains a daily tenant bankruptcy risk tracking file.
On the Treasury side, the SFA will assist as needed with documenting internal and external debt transactions in the company’s debt-management software system, managing daily payment activity and preparing daily cash and liquidity reporting.
Scope
- Underwrite assets for debt financing, which requires developing an understanding of a given asset’s valuation, strategy and financial/operating performance.
- Coordinate, collect, compile, and review financial reports, leasing data and other due diligence materials for lenders, as well as lease damage/mitigation analysis for at-risk tenants.
- Review property level P&L, balance sheet and operational budgets and provide economic lease analysis for new tenants and lease renewals in terms of potential impact on forecasted property operating income.
- Ensure timely, accurate communication while upholding and fostering an outstanding relationship with internal and external parties.
- Prepare reports and presentations, telling a concise and compelling story with the data presented.
- Develop and publish metrics to enable other departments to meet targets.
- Act as the team’s first point of contact for data requests and analytics.
- Develop and enhance the team’s existing models and reports to continuously drive improvement.
- Review tenant financials and business documents to assess tenant health and credit worthiness for senior leadership.
- Develop an understanding of bankruptcy proceedings to effectively manage the process and highlight opportunities for proactive bankruptcy mitigation and negotiation improvement.
- Identify internal training opportunities and partner with leadership and other teams to develop metrics and provide training.
- Provide support to the Treasury team as required.
- Support special projects and ad-hoc analysis as assigned by the team.
- Additional reporting and analysis related to capital markets, business affairs and treasury functions as may be required.
What We Are Looking For
- BA or BS degree in Accounting, Finance, or a related field
- 4-5 years of work experience with a focus on financial analysis, preferably in the commercial real estate industry
- Advanced proficiency in Microsoft PowerPoint and Excel, including the ability to build financial models using complex formulas and functions, as well as pivot tables and data tables
- Solid understanding of financial statement analysis, accounting, and corporate finance concepts
- Superior communication skills and strong work ethic
- Strong analytical, problem-solving, and quantitative skills coupled with the ability to take initiative, draw conclusions, and provide recommendations to senior leadership
- Highly detailed and results-oriented individual, who strives for continuous improvement
- Ability to prioritize and simultaneously work on several concurrent projects in a fast-paced environment with tight deadlines
- Experience working within a collaborative team environment, involving mentoring peers, and servicing both internal teams (accounting, finance, leasing, asset management, center operations, legal) and external parties (lenders, tenants, attorneys)
