Purpose

The Manager, National Facilities provides strategic leadership and oversight of UNFI's Computerized Maintenance Management System (CMMS), ensuring maintenance programs, asset management processes, and regulatory compliance requirements are standardized, effective, and audit-ready. This role partners with Regional Operations leadership, facility management, and maintenance teams to drive operational excellence, improve equipment reliability, maximize asset uptime, and reduce maintenance costs across the network. The Manager leads the development and execution of capital expenditure (CapEx) strategies, asset lifecycle plans, equipment replacement forecasts, and ROI-driven initiatives that support business objectives. The role establishes and continuously enhances maintenance standards, procedures, and best practices for UNFI-owned and third-party facility operations. Additionally, the Manager ensures CMMS data and facilities maintenance reporting deliver accurate, actionable insights into asset performance, compliance, and operational effectiveness to support continuous improvement.

Job Responsibilities

  • Continuously evaluate and optimize the Computerized Maintenance Management System (CMMS), identifying opportunities to enhance reporting, analytics, and dashboard functionality.
  • Plan, direct, and monitor preventive maintenance and repair programs for Material Handling Equipment (MHE), automation systems, industrial refrigeration systems, building systems, and third-party maintained assets.
  • Regularly communicate building, grounds, equipment performance, and maintenance costs to General Managers and Regional leadership teams.
  • Prepare reports, analyses, and presentations for the National Director of Facilities to support strategic decision-making.
  • Establish performance benchmarks and maintain effective communication, coordination, and working relationships with facility leadership, operations management, maintenance teams, and external partners.
  • Conduct life-cycle cost analyses, business case justifications, and trend analyses to evaluate equipment performance, maintenance expenditures, and operational efficiencies.
  • Support the development and execution of warranty recovery and policy programs to maximize reimbursement and reduce maintenance costs associated with failed components.
  • Develop, implement, and continuously improve standard operating procedures (SOPs) and maintenance standards utilizing industry best practices.
  • Review procurement specifications, scopes of work, and vendor proposals for major maintenance, repair, and capital projects, providing recommendations to ensure cost-effective and reliable solutions.
  • Ensure facilities operate in compliance with preventive maintenance requirements, repair standards, safety protocols, environmental regulations, inventory control practices, purchasing guidelines, work order procedures, and budget expectations.
  • Assist in the development and leadership of both short-range and long-range strategic planning initiatives related to building and grounds maintenance operations.
  • Ensure timely, accurate, and effective responses to initiatives, directives, and requests from the National Director of Facilities.
  • Provide on-site training and technical support to maintenance teams to drive consistency, compliance, and operational excellence across the network.
  • Conduct facility audits and assessments, including reviews of CMMS/RTA utilization, data integrity, maintenance processes, and compliance with established standards.
  • Identify opportunities to improve equipment reliability, asset utilization, maintenance productivity, and overall facility performance.
  • Support Capital Expenditure (CapEx) planning, asset forecasting, and ROI evaluation for equipment replacement and facility improvement initiatives.

Education/Certifications

Job Requirements:

  • BS degree preferred but not required.

Experience

  • Minimum of 5 years of experience in building and grounds maintenance management, preferably within a distribution, industrial, manufacturing, or logistics environment.
  • Previous experience with RTA CMMS is highly preferred.
  • Demonstrated experience managing maintenance operations across multiple facilities or maintenance departments preferred.
  • Proven experience administering and utilizing Computerized Maintenance Management Systems (CMMS) to manage preventive maintenance programs, asset performance, labor resources, and maintenance expenditures.
  • Experience leveraging CMMS data to develop equipment replacement forecasts, maintenance budgets, capital expenditure plans, and long-term asset strategies.
  • Experience developing and implementing maintenance standards, preventive maintenance programs, standard operating procedures (SOPs), and best practices.
  • Experience supporting regulatory compliance programs, audits, and inspection processes, including documentation management and corrective action tracking, is highly desirable.

Knowledge/Skills/Abilities

  • Strong knowledge of building and grounds maintenance, facility operations, asset management, and applicable federal, state, and local regulations, including OSHA, EPA, and U.S. DOT requirements.
  • Advanced analytical, critical-thinking, and decision-making skills with the ability to interpret operational and financial data, conduct trend, lifecycle cost, and ROI analyses, and drive continuous improvement initiatives.
  • Excellent written, verbal, presentation, and interpersonal communication skills, with the ability to effectively communicate complex operational, maintenance, and financial information to stakeholders and leaders at all levels.
  • Proven ability to lead cross-functional initiatives and build collaborative relationships with operations, maintenance, engineering, vendors, contractors, and third-party service providers.
  • Strong leadership, coaching, and training skills, with the ability to develop teams, drive accountability, and improve operational performance.
  • Demonstrated ability to develop, implement, and standardize maintenance procedures, preventive maintenance programs, standard operating procedures (SOPs), and best practices.
  • Skilled in project management, planning, prioritization, and execution, with the ability to manage multiple priorities, meet deadlines, and deliver results in a fast-paced environment.
  • Proficient in CMMS platforms, Microsoft Office applications, and reporting tools, including Excel, Power BI, and dashboard development, to support data-driven decision-making and performance management.
  • Strong customer service, relationship management, and vendor management skills, including oversight of service contracts and third-party maintenance providers.
  • Highly organized and detail-oriented, with sound judgment and the ability to work independently while maintaining a high level of accountability and teamwork.
  • Good judgment is required for this position as there may be times when direct supervision may not be immediately available.

Work Environment

Remote Role:

This position is classified as remote where the associate will perform remote work from their primary residence. Remote associates are welcome to work from the office but are not required to do so. While remote associates are not required to work from an office on a regular basis, they may be required to come to the office or other UNFI locations for necessary business reasons or if directed to do so by their manager.

Travel (major)

Travel is required up to 80% for this position.

Compensation

UNFI anticipates paying the above-referenced pay rate (or within the above-referenced pay range) for this position. Actual Pay, where applicable, will depend on a number of factors, including, but not limited to, education, experience, training, and any requirements under applicable collective bargaining agreements.
