Groundskeeper

Compensation: This is a 1099 Independent Contractor position. Contractors are paid per completed work order, not by the hour. The hourly range shown on Indeed is an estimated equivalent only because Indeed requires a pay field. Actual compensation is based on flat-rate pricing for each completed assignment.

Description:

Complete indoor and outdoor maintenance assignments at licensed Adult Family Homes. The contractor supports a safe, sanitary, accessible, and well-maintained residential environment for adults who may have physical, cognitive, behavioral, or other support needs.

Assignments are offered through individual work orders. Contractors may submit a bid or accept a stated flat rate. Work is awarded based on qualifications, availability, price, prior performance, and the needs of the home.

This role does not provide direct resident care. Contractors must avoid interfering with care routines, protect resident privacy, and immediately report any condition that may present a safety risk.

Core Responsibilities

Exterior and Grounds Maintenance

• Mow, edge, trim, rake, remove weeds, maintain planting beds, and keep grounds orderly.
• Remove snow and ice; apply approved de-icing materials to sidewalks, steps, ramps, driveways, and emergency exit routes.
• Keep entrances, walkways, ramps, porches, yards, and emergency exits free of debris, obstructions, and trip hazards.
• Trim shrubs and manageable branches; remove leaves, yard waste, and storm debris.
• Clean gutters, downspouts, exterior furniture, garbage areas, patios, siding, and sidewalks when assigned.
• Inspect and complete minor repairs to fences, gates, mailboxes, exterior lighting, railings, steps, and other exterior features.
• Report cracked concrete, unstable steps, drainage issues, roof concerns, pest activity, damaged trees, or conditions requiring a licensed specialist.
• Interior Property Maintenance
• Complete minor carpentry, drywall patching, painting, caulking, trim, baseboard, shelving, cabinet, and hardware repairs.
• Adjust or repair doors, locks, hinges, blinds, curtain hardware, screens, and window components.
• Replace approved light bulbs, batteries, HVAC filters, showerheads, faucets, toilet components, and similar household items.
• Assemble or repair furniture and install wall-mounted items only when approved and properly anchored.
• Maintain handrails, grab bars, ramps, flooring transitions, and other accessibility-related features.
• Address minor leaks, clogs, loose fixtures, and other basic plumbing issues within the contractor's demonstrated competence.

DHS 88-Focused Safety Expectations

• Maintain the home and grounds in a safe condition and promptly correct or report unsafe physical conditions.
• Keep required exits, hallways, stairs, doorways, ramps, and evacuation paths clear and usable at all times.
• Do not block, remove, disable, paint over, or alter smoke alarms, carbon monoxide alarms, fire extinguishers, sprinkler

components, emergency lighting, or other safety equipment.

• Immediately notify management of exposed wiring, gas odors, water intrusion, structural movement, mold-like growth,

sewage issues, loss of heat, damaged safety devices, or other urgent hazards.

• Use tools, cords, chemicals, ladders, fasteners, and work materials in a manner that prevents resident access and injury.
• Secure the work area and clean it completely before leaving. No nails, screws, blades, chemicals, tools, dust, or debris

may remain accessible.

• Follow infection-control and sanitation instructions provided by the home, including hand hygiene and restrictions during

outbreaks.

• Respect resident rights, dignity, personal space, possessions, schedules, and privacy. Do not photograph residents,

records, medication, or personal information.

Work Order and Documentation Requirements

• Review the written work order, site photographs, completion deadline, and approved scope before starting.
• Do not perform additional billable work or purchase unapproved materials without written authorization.
• Provide before-and-after photographs that do not show residents, protected information, or confidential records.
• Submit receipts for reimbursable materials and an itemized completion record.
• Report newly discovered hazards, code concerns, property damage, or work requiring a licensed trade.
• Notify management promptly of delays, access problems, scope changes, or inability to complete an accepted assignment.
• Correct workmanship deficiencies attributable to the contractor within the agreed callback period and without an additional

labor charge.

Minimum Qualifications

• Demonstrated residential maintenance, handyman, groundskeeping, landscaping, or property preservation experience.
• Ability to safely use common hand tools, power tools, ladders, lawn equipment, and snow-removal equipment.
• Reliable transportation, a working mobile phone, and the ability to receive work orders and send photographs.
• Ability to work independently, follow written instructions, communicate professionally, and meet deadlines.
• Ability to lift, carry, bend, climb, and work indoors and outdoors in seasonal Wisconsin conditions.
• Own tools and equipment appropriate for accepted assignments unless otherwise agreed in writing.

Contractor Screening and Business Requirements

• Provide a completed Form W-9 and invoices in the format required by the company.
• Provide proof of general liability insurance when requested; commercial auto coverage may be required for hauling or

transport-related assignments.

• Provide proof of any trade license required for specialized work.
• Complete a caregiver background check when the contractor's duties meet Wisconsin's definition requiring a check,

including regular and direct contact with residents.

Maintain confidentiality and comply with all site rules, safety instructions, and resident-access limitations.

• The company may restrict work to times when staff are present or may require an escort in resident areas.

Independent Contractor Relationship

The contractor operates an independent business and is responsible for taxes, insurance, tools, equipment, transportation,

assistants, and methods of completing accepted work, subject to the agreed scope, safety requirements, deadlines, and

applicable law. The contractor may accept or decline offered assignments. No minimum amount of work is promised.

Important: Independent-contractor status depends on the actual working relationship and applicable federal and Wisconsin law, not merely the title of

this posting or the use of Form 1099. A written independent contractor agreement should be used before assignments begin.

• Safe, code-conscious, workmanlike completion.
• Accurate bids and no unauthorized charges.
• Dependable arrival and completion within the agreed window.
• Clear communication and prompt hazard reporting.
• Professional conduct around residents, staff, visitors, and neighbors.
• Clean work areas and proper disposal of debris.
• Quality sufficient to pass management inspection before payment.
