Summary:
Under the supervision of the Steam and Power Plant (SPP) V, the Steam and Power Plant III, performs skilled, specialized mechanical building maintenance, routine verification inspections, and general building maintenance, all of which may require the rudimentary skills of journeyman craftsmen. This employee will be engaged in operating and maintaining boilers, chillers, air handling units, and auxiliary equipment needed to provide steam, hot water, heating, cooling, and humidity management. Performs work related to the operation and maintenance of and repairs to steam and central cooling plants. Work is typically mechanical in nature and performed primarily at campus locations: Brookens Library, Public Affairs Center, Health & Sciences Building, University Hall, Founders & Lincoln Residence Halls, TRAC, Student Union, and provides backup at other facilities as needed. This position requires routine coordination of effort between unit staff, the campus community, various outside contractors, and campus craftsmen.
Duties & Responsibilities:
Heating-related components such as boilers, converters, circulating pumps and piping, various types of regulating and isolating valves, and pneumatic control systems, including low voltage electronic controls, compressors, thermostats, and piping regulating controls for dampers and coils. : 30%
Air conditioning-related components: chillers, circulating pumps and piping, cooling towers, pumps and piping, various types of regulating and isolating valves, pneumatic control systems - compressors, thermostats, piping regulating controls for dampers and coils. : 20%
Water Testing and Treatment: Boiler water and condenser water test and treat as necessary, daily. Closed water systems are done monthly. : 15%
Fan units supplying ventilation: AHUs, exhaust, dampers, splitters, and diffusers. : 10%
Check on energy management Alpha Controls Energy Management System, as it deals with overall campus HVAC controls and operation, on the proprietary, software program data file. : 5%
Emergency diesel generator engines and controls. Nine generators of various sizes and designs are located at Brookens, Health & Sciences Building, University Hall, and Student Recreation Center, off-site at the radio station tower, etc. : 5%
Elevator Mechanicals: Check and maintain the operation of elevators and related equipment, and coordinate trouble calls and repairs with the elevator service company. : 5%
Perform monthly safety checks on life safety systems and devices such as exit lighting, fire extinguishers, and bldg. fire sprinkler systems. : 5%
Record daily, weekly, and monthly inspections of equipment, meter readings from utilities, and activities in the Steam and Power Plant log book(s), for purposes of historical record, cost accounting, and communication. : 5%
