Summary:
Under the supervision of the Steam and Power Plant (SPP) V, the Steam and Power Plant II performs work related to the operation, maintenance and minor repairs of steam and central cooling plants. Work is typically mechanical in nature and performed on buildings throughout campus. This employee will be engaged in operating and maintaining boilers, chillers, air handling units, and auxiliary equipment needed to provide steam, hot water, heating, cooling, and humidity management. This position requires routine coordination of effort between F&S staff, the campus community, various outside contractors, and campus craftsmen.
Duties & Responsibilities:
Perform predictive and responsive maintenance and minor troubleshooting tasks related to plant mechanical systems for heating, cooling, and associated supporting infrastructure to include but not limited to circulating pumps, isolating valves, vibration isolation devices, compressors, pneumatic controls, thermostats, dampers, diffusers, coils, pipes, and ejection pits. : 30%
Perform routine and unexpected cleaning, repair, lubrication, and minor maintenance of the plant, boiler and mechanical 5equipment, condensers, coils, regulating valves, duct work, diffusers, and similar equipment. : 15%
Review and actively check and modify current operating conditions within the campus Building Automation System and inspect for anomalies, critical alarms, and erroneous set points and reports corrective actions to higher-level operators. : 10%
Record daily, weekly, and monthly inspections of equipment, meter readings from utilities, and activities in the Steam and Power Plant logbook(s), for purposes of historical record, cost accounting, and communication. : 10%
Perform detailed burner maintenance and general boiler preventive maintenance on low pressure, condensing and non-condensing boilers and auxiliary equipment; perform boiler safety checks to include but not limited to low water cutoffs and high temperature/high-pressure cutoffs. : 5%
Start and stop equipment, check gauges and logs on the boilers, test and treat boiler water with needed chemicals; monitor boiler water, make adjustments to maintain required levels; keep chemical tanks filled and make needed adjustments to feed water and chemicals. : 5%
Adjust manual controls or override automatic controls, on systems where training has been provided, to bring equipment into recommended or prescribed operating ranges, switch to backup equipment or systems, or to shut down equipment. : 5%
Elevator Mechanicals: Check on the operation of elevators and related equipment, and coordinate trouble calls and repairs with the elevator service company. : 5%
Perform monthly safety checks on life safety systems and devices such as exit lighting, fire extinguishers, and building fire sprinkler systems. : 5%
Receive and follow training and guidance from internal and external partners on plant maintenance, observe, study, and learn approved methods and tool applications for maintaining and repairing boilers and plant equipment; detect malfunctions and notify operators of any malfunctions. : 5%
Adhere to all workplace safety standards, guidelines, and best practices; recommend and research new safety procedures to higher-level operators for consideration and inclusion as a best practice. Perform other duties as assigned. : 5%
