SUMMARY:

Maintenance Worker III class is an advanced journey level tradesman. This class is distinguished from the maintenance worker II by having greater responsibility, autonomy, and discretion in planning and completing a wide variety of maintenance and operational activities. Although the incumbent in this position has day-to-day responsibilities for assigned projects, this position differs from the Building Services Supervisor by the absence of overall responsibility for program and project completion. 

 

ESSENTIAL JOB DUTIES ASSIGNED:

  • Perform skilled mechanical maintenance duties in the inspection, repair, installation and alteration of hotel and casino heating, ventilation, air conditioning and refrigeration systems and related equipment and facilities; perform preventative maintenance and routine servicing of equipment.

 

  • Inspect, repair, modify and install HVAC equipment including refrigeration and air conditioning compressor, receivers, condensers, chillers, water cooling tower, pumps, automatic and hand valves, expansion valves and capillary tubes.
  • Conduct regular preventative maintenance inspections of refrigeration units, isolated heating and ventilating units, including boilers, gas, and electrically operated air conditioning equipment, and make necessary adjustments or repairs.
  • Repair and replace defective parts in units and equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchangers, high limit controls, pressure controls, safety valves, and automatic gas valves.
  • Operate a variety of hand and power tools, welding torch, vacuum pump, test equipment utilized in the trade; maintain equipment in effective and safe working conditions; maintain parts and tool inventory.
  • Perform skilled electrical maintenance work in the repair, installation and alteration of HVAC equipment, components, timers, motors, and wiring systems as needed; connect motors to control panels.
  • Test and examine boiler operation, observing meter and pressure gauges; adjust boiler burner combustion.
  • Lubricate and pack heating, ventilation, refrigeration, and air conditioning motors, pumps, fans, and other equipment.
  • Install and calibrate systems; install copper tubing and repair pipes and tubing as necessary; test joints and insulate pipes of refrigeration and air conditioning systems; flush boilers, descale tubing; rebuild pressure and temperature safety valves and water pumps.
  • Install, rebuild, replace, or repair fans, motors, thermostats, fuses filters, bearings, valves, controls, gaskets, and other equipment as necessary.
  • Maintaining regular attendance.
  • Perform other duties as assigned.


 QUALIFICATIONS:

  • Three (3) years of experience in the HVAC field performing installs and service.
  • Perform skilled mechanical maintenance duties in the inspection, repair, installation and alteration of Facility heating, ventilation, air conditioning, and refrigeration systems and related equipment.
  • Calibrate systems.
  • Perform preventative maintenance and routine servicing of equipment.
  • Diagnose defects, and install, repair, and maintain heating, ventilation, refrigeration, and air conditioning units.
  • Follow oral and written instructions.
  • Operate specialized machinery, equipment and tools utilized in the repair, installation and maintenance of heating, ventilation, air conditioning and refrigeration systems.
  • Communicate effectively both orally and in writing.
  • Understand and follow oral and written directions.
  • Work cooperatively with others.
  • Work independently with little direction.
  • Meet schedules and timelines.
  • Maintain routine records and prepare reports.
  • Routinely lift objects weighing up to and exceeding 75 pounds.
  • Basic computer skills for work order system and internal emails.
  • Have valid EPA certification or the ability to obtain one.
  • Certification for boom lift, forklift, and scissor lift. Available through GCCR if not certified or expired.

 

LANGUAGE SKILLS:

Ability to read and interpret documents, such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to respond to common inquires or complaints from customers, regulatory agencies, and staff. Ability to write routine reports and correspondence. Ability to effectively present information in one-on-one and small group situations.  Effective interpersonal skills required.

 

MINIMUM EDUCATION REQUIRED:

High school diploma, GED or equivalent

 

MATHMATICAL SKILLS:

Ability to add, subtract, multiply, and divide in an all units of measure, using whole numbers, common fractions, and decimals and work with mathematical concepts such as probability and statistical inference. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

 

REASONING ABILITY: 

Ability to apply common sense reasoning to a variety of situations and deal with several abstract and concrete variables. Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions furnished in written, oral, diagram, or schedule form and deals with several abstract and concrete variables.  Ability to maintain visual attention and mental concentration needed to perform assigned duties in highly disruptive conditions. Must be detail orientated and possess organizational skills.

 

PHYSICAL DEMANDS: 

Moderate to considerable physical activity; requires handling of objects up to 50 pounds, standing or walking for extended periods, climbing ladders, bending, and squatting, crawling in tight spaces, and use of protective equipment. Ability to perform work overhead and to perform repetitive tasks and to work from a stepladder and extension ladders.

The work environment characteristics described here are representative of those a Team Member encounters while performing the essential functions of this job. Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions. Work may involve moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. The noise level in the work environment is usually moderate. When on the casino floor, the noise level increases too loud. The casino floor is a smoking environment, and the Team Member must be able to tolerate tobacco smoke.
