SUMMARY:

The Maintenance Supervisor is responsible for the training and supervision of the Building Services Team, reducing operational costs while retaining high quality of services, monitoring departmental compliance with GCCR policies, and staying current with administrative duties. The Supervisor assists the Building Services Manager in the organization, planning and supervision of all operational functions. The Supervisor functions in the field as a representative and must be able to actively participate in construction, renovation, and maintenance duties as needed.

 

ESSENTIAL JOB DUTIES ASSIGNED:

  • Performs work which includes structural repair or remodeling in the maintenance, alteration and construction of buildings, facilities, and equipment, including gas and electrical, plumbing, partitions, forms, cabinets, floors, roofs, doors, windows, etc.
  • Confers with management personnel to plan, execute work, and interpret specifications
  • Provide leadership, direction, and supervision to all assigned staff. 
  • Responsible for onsite performance management and assist in development planning
  • Establish schedules and methods for providing facility maintenance services; identify resource needs; review needs with appropriate management staff; allocate resources accordingly.
  • Assists with budget development, oversight, and expenditure control
  • Recommends trainings for team members pertinent to facility maintenance and safety
  • Coordinates with contractors in providing contracted services.
  • Obtains, reads, and understands GCCR mission statement, and personnel handbook.
  • Keeps track of personnel attendance and is responsible for the approval of team’s payroll daily time recording and biweekly payroll review. 
  • May serves on interview selection team of property management personnel and participates in the interviews of applicants
  • Coordinates, arranges, and makes repairs to equipment as necessary to maintain performance
  • Prepares personnel annual evaluations and submits to Building Services Manager for review and approval
  • Must be a successful communicator capable of discussing complex situations effectively and clearly
  • Supervises assigned team members on, renovations, new construction and remodeling projects ensuring code compliance, quality control and efficiency.
  • Develops and reviews plans, specifications, and work orders, confers with team members regarding repair methods, scheduling, and assignments.
  • Recommends preventative maintenance and repair policies and procedures, and directs their implementation
  • Inspects facility and grounds to identify maintenance, cleanliness and repair needs assigning duties to the appropriate personnel, inspecting all projects upon completion.
  • Inspects facilities and grounds for safety violations and assigns team members to immediately correct potential issues.
  • Assist in the development of work methods, procedures, and standards to assures that maintenance activities are in compliance with all laws, regulations, policies and safety standards.
  • Create an environment of strong team spirit, timely and effective communications, sense of urgency, high motivation and inspire team to achieve goals in the immediate and longer term.
  • Provide team member direction and coaching during work hours regarding, attendance, attitude, work ethic, productivity, customer relations, time off, etc
  • Continually seek opportunities to create value for our customers and ensure high customer satisfaction
  • Set clear standards for acceptable levels of performance and behaviors and hold the team and individuals accountable
  • Maintain an effective, visible, and qualified team by selecting, evaluating, and managing performance effectively.
  • Utilizes a computerized maintenance management system in the completion of projects, preventative maintenance, renovation, repairs, demand work request and other related issues.
  • Identify cost reduction opportunities, including validating the most cost-effective use of team members, equipment, material, and supplies, implementing approved changes, and establishing benchmarks.
  • Remain relevant and innovated through self-described reading related to facility maintenance, safety procedures by attending professional development courses as required by the Building Services Manager.
  • Respond to onsite facility emergency demands including, alarms, leaks, HVAC issues, and others after hours and on weekends as needed.
  • Team members who receive phone allowances or are provided with phones must be willing to respond to phone calls, text, or emails during unscheduled hours.
  • Proficient with mobile smart devices. This includes the basics of texting, email, and application management.
  • Manages a rotational on call program, scheduling team members and participating in the rotation.
  • Sphere of influence; Professional and personal conduct must reflect positively on GCCR as an organization
  • All other duties as assigned

 

QUALIFICATIONS: 

  • Five (5) years of increasingly responsible experience in facility maintenance, renovation, and construction
  • Demonstrated experience to safely perform routine electrical, plumbing, painting, carpentry, heating and ventilation, lock and door hardware, furniture, appliance, and sheet rock repairs
  • Demonstrated troubleshooting experience in one or more craft areas; (carpentry, plumbing, electrical, and heating/ventilation)
  • Demonstrated knowledge of building systems (building envelope, structural, plumbing, electrical, and heating/ventilation) necessary to coordinate routine repair and maintenance projects and to evaluate the work of contractors, vendors, and GCCR skilled trades technicians
  • Leadership skills sufficient to develop a cohesive, motivated, and effective property management team
  • The ability to effectively supervise staff, including planning and assigning work, setting expectations, monitoring performance, developing the capacity to perform, and evaluating performance
  • Excellent interpersonal skills necessary to maintain good working relationships with diverse groups of people
  • Demonstrated ability to read, comprehend and communicate GCCR correspondence, training materials, policies, and procedures
  • Strong time management and organizational skills with the ability to work on multiple projects under the pressure of competing deadlines
  • Must be able to appropriately prioritize and effectively communicate progress on assigned projects
  • Knowledge in researching and purchasing maintenance and construction materials and services
  • Political diplomacy and discretion necessary to work effectively with various entities and individuals in a complex organizational environment
  • Selected candidate will be required to pass a pre-employment background check
  • Must possess and maintain a valid license to drive in the State of California 
  • Ability to respond to emergencies after hours as necessary

 

LANGUAGE SKILLS:

Ability to read and interpret documents, such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to respond to common inquires or complaints from customers, regulatory agencies, and staff. Ability to write routine reports and correspondence. Ability to effectively present information in one-on-one and small group situations.  Effective interpersonal skills required.

 

MINIMUM EDUCATION REQUIRED:

Bachelor's degree in related field or equivalent experience required

 

MATHMATICAL SKILLS:

Ability to add, subtract, multiply, and divide in an all units of measure, using whole numbers, common fractions, and decimals and work with mathematical concepts such as probability and statistical inference. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

 

REASONING ABILITY: 

Ability to apply commonsense reasoning to a variety of situations and deal with several abstract and concrete variables. Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions furnished in written, oral, diagram, or schedule form and deals with several abstract and concrete variables.  Ability to maintain visual attention and mental concentration needed to perform assigned duties in highly disruptive conditions. Must be detail orientated and possess organizational skills.

 

PHYSICAL DEMANDS: 

Moderate to considerable physical activity; requires handling of objects up to 50 pounds, standing or walking for extended periods, climbing ladders, bending, and squatting, crawling in tight spaces, and use of protective equipment. Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions. Work may involve moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. The physical demands described above are representative of those that must be met to successfully perform the essential functions of this job. 

 

WORK ENVIRONMENT:

The work environment characteristics described here are representative of those a Team Member encounters while performing the essential functions of this job. The noise level in the work environment is usually moderate. When on the casino floor, the noise level increases too loud. The casino floor is a smoking environment, and the Team Member must be able to tolerate tobacco smoke.
