ABOUT THE POSITION
The Facilities Technician is a hands-on support role responsible for the day-to-day upkeep, cleanliness, and appearance of the Turner Building, the 157 Building, and surrounding grounds, including the parking lot which are part of Luckie Street Properties. This position works closely with the Facilities Manager and is primarily focused on general maintenance, groundskeeping, cleaning, and building appearance, with limited involvement in mechanical systems.
This role is ideal for a candidate with strong general maintenance or facilities support experience who takes pride in maintaining a clean, safe, and well-presented property and can work independently with minimal oversight.
Principal duties of the Facilities Technician include, but are not limited to, the following:
Grounds, Appearance & General Maintenance (Primary Focus)
- Performing daily cleanup of exterior grounds, including trash, debris, and common areas.
- Completing landscaping and groundskeeping duties (flower bed and shrubbery maintenance, mulch, leaf removal, etc.), including care of exterior areas and the Penthouse level.
- Providing care and maintenance of interior and exterior woodwork throughout the building.
- Conducting daily and periodic building walkthroughs to identify cleanliness, safety, or maintenance needs.
- Performing weekly vacuuming of office floors and weekly mopping of interior stairwells.
- Assisting with small janitorial tasks as needed, particularly in the absence of janitorial staff.
- Moving furniture, equipment, and supplies within the building and to/from storage as needed.
Building Support & Programs
- Managing the Turner Building Recycling Program.
- Performing weekly watering of interior plants.
- Assisting with mail delivery and building access support, including generating security cards/fobs as needed.
- Maintaining inventory and ordering supplies related to cleaning, landscaping, and general maintenance.
Lighting, Safety & Other Technical Support
- Conducting monthly checks of building emergency lighting.
- Performing interior and exterior lighting maintenance, including bulb replacement.
- Providing occasional assistance to the Facilities Manager with basic HVAC, electrical, plumbing, or carpentry tasks.
- Ensuring compliance with safety, health, and environmental standards during all work activities.
- Performing all other duties as assigned.

- A management or supervisory position
YOUR QUALIFICATIONS
- A high school diploma or general education degree (GED) is preferred.
- A minimum of 2 - 3 years of experience in general maintenance, facilities support, or similar role.
- Basic working knowledge of electrical, plumbing, or HVAC systems.
- Ability to safely operate basic tools and equipment.
- Strong attention to detail and pride in maintaining building appearance.
- Strong organizational and multitasking skills with attention to detail.
- Familiarity with safety and environmental regulations.
- This position requires operation of vehicles, and you’ll need to possess a valid driver’s license or be able to obtain one within 30 days of employment. Your driving record will need to meet the standards and requirements of the Company and the Company’s insurance provider.
- You’ll need to present documentation establishing both identity and employment authorization within three days of hire pursuant to federal law.

While performing the duties of this job, you will be generally located in an indoor environment; however, you will regularly be exposed to outside weather conditions; extreme cold and extreme heat. You will be occasionally exposed to occasionally exposed to high, precarious places; moving mechanical parts; fumes or airborne particles; toxic or caustic chemicals. The noise level in the work environment is usually low to moderate.
