Position Summary
The Maintenance Technician at Turnco is responsible for preparing vacant apartment homes for new residents by completing repairs, preventative maintenance, and unit renovations within established deadlines. This role ensures all apartments meet company quality standards, safety requirements, and move-in readiness expectations. The ideal candidate possesses strong troubleshooting skills, attention to detail, and experience in general maintenance trades.
Essential Duties and Responsibilities
- Complete apartment turnover (make-ready) work in vacant units within established schedules.
- Perform painting, drywall repair, patching, and touch-up work.
- Repair or replace fixtures, appliances, doors, locks, blinds, and hardware as needed.
- Conduct basic plumbing repairs, including faucets, drains, toilets, and garbage disposals.
- Perform basic electrical work such as replacing switches, outlets, light fixtures, and bulbs.
- Install flooring, trim, and other finish materials as required.
- Clean and prepare units to ensure move-in readiness.
- Inspect vacant apartments and identify necessary repairs or maintenance items.
- Maintain accurate records of completed work orders and materials used.
- Ensure compliance with company policies, safety procedures, and local building codes.
- Assist with general property maintenance projects when turn work is completed.
- Communicate effectively with supervisors regarding project status, supply needs, and potential delays.
Qualifications
- High school diploma or equivalent preferred.
- Minimum 1-3 years of maintenance, construction, apartment maintenance, or related experience.
- Working knowledge of plumbing, electrical, carpentry, drywall, painting, and appliance repair.
- Ability to use hand tools, power tools, and maintenance equipment safely.
- Strong attention to detail and commitment to quality workmanship.
- Ability to prioritize tasks and meet deadlines in a fast-paced environment.
- Valid driver's license and reliable transportation may be required.
Physical Requirements
- Ability to lift and carry up to 50 pounds regularly.
- Frequent standing, walking, bending, kneeling, climbing, and reaching.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to climb ladders and work in confined spaces when necessary.

Pay: $27.00 - $30.00 per hour
