Overview:
Turn Cycle Solutions (TCS) is seeking an experienced General Contracting Project Manager with strong carpentry skills to lead our teams across various general contracting and energy efficiency projects for residential and commercial clients. This role requires hands-on expertise, a commitment to quality, and the ability to work effectively with both internal and external partners to deliver exceptional project results.
Key Responsibilities:
Daily Tasks:
- Collaborate with the other production managers to allocate manpower for onsite work involving TCS employees and subcontractors.
- Oversee multiple projects simultaneously, covering tasks like framing (decks, garages, additions), finish carpentry, baseboard installation, tile flooring, drywall/taping, painting, siding (wood, vinyl, cedar), window and door installation, exterior repairs, and rot replacement.
- Engage with homeowners and building managers at site arrival or departure to address questions, manage expectations, and ensure satisfaction.
- Build relationships with all stakeholders, including homeowners, subcontractors, TCS management, and field installers, to maintain seamless project operations.
- Prepare sites for installations (e.g., setting up zip walls, ram boards) and clean up daily (dusting, sweeping, vacuuming).
- Read and execute construction plans accurately and lead daily site operations, including:
- Managing TCS employees and subcontractors.
- Creating daily materials lists for the next day's work.
- Conducting site reviews to address subcontractor questions.
- Minimizing unnecessary material runs and coordinating returns with office staff or vendors.
- Ensuring dumpsters are organized and properly utilized.
- Documenting daily job logs with benchmarks and photos (minimum of four per site).
- Meeting building inspectors as required during construction.
- Take initiative in motivating team members and address performance issues directly or with the production manager.
- Identify opportunities for additional project work or upsells, coordinating with management on any changes to the scope of work.
- Adhere to TCS dress code, wearing branded apparel and maintaining a clean, professional appearance.
- Use CoConstruct for daily time tracking.
Weekly Tasks:
- Review project scopes and schedules with fellow project managers for upcoming weeks.
- Complete all necessary paperwork and communicate scheduling needs with the office.
- Capture and send work progress photos to the office and submit all project-related receipts.
- Arrange maintenance for the company vehicle with preferred TCS vendors to ensure safe operation.
Monthly Tasks:
- Participate in project reviews with owners, production managers, and sales personnel to assess project outcomes, recognize successes, and identify areas for improvement.
Job Requirements:
- Valid driver’s license.
- Willingness to work overtime when required.
- Own a personal set of hand tools and power tools, including:
- Basic tools: hammer, screwdrivers, pliers, utility knives, screw tips.
- Power tools: Skillsaw, sawzall, drill, impact driver, and fine tool (plus battery and charger, if battery-powered).
Support Provided by TCS:
- Pre-construction scopes, labor hours, and materials lists prepared by Sales Managers.
- Coordination of lumber and material deliveries prior to project start.
- Billing handled by the GC account manager.
- Weekly direct deposit payroll.
- Company truck maintenance and company credit card for approved purchases.
