Responsibilities:
- Assist in marketing and advertising strategies to create and drive applicants to the community. Implement short- and long-term marketing goals to increase occupancy with a focus on generating qualified applicants and converting applicants to tenants with a strong focus on managing and converting the existing waitlist into qualified move-ins.
- Demonstrate a strong sense of urgency and accountability in converting leads to executed leases and minimizing vacancy loss.
- Perform sales and leasing activities to achieve the community’s occupancy goals by greeting and qualifying prospects including coordinating and processing applicants from the property’s waitlist , conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing ensuring timely lease execution and a seamless move-in process.
- Execute resident referral and other outreach programs, follow community-specific marketing plans and preferences, and special programs.
- Help gather, inform, and communicate current market and economic trends that may impact the occupancy and adjust leasing and marketing strategies accordingly to maintain strong occupancy.
- Effectively utilize Yardi to track apartment availability, manage resident and prospect data, including tracking and managing waitlist applicants and leasing progression.
- Meet and exceed the standards by daily inspecting the property, model units, and leasing tour. Communicate with the maintenance team for any upkeep needs to the community.
- Respond quickly and courteously to resident and management related concerns and questions to support resident satisfaction and retention.
- Engage with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and closes leases efficiently. Guide waitlisted applicants through the qualification process, maintain engagement, and effectively close leases.
- Lease units in compliance with Thomas Safran and Associates policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations including all applicable affordable housing and regulatory program requirements.
