Job Summary:

The Part-Time Internal Review Appraiser is responsible for conducting thorough reviews of residential property appraisals prepared by the internal team to ensure accuracy, compliance with industry standards, and adherence to company guidelines. This fully remote position involves evaluating appraisal reports, ensuring consistency, identifying areas for improvement, and assisting with the education and development of appraisers and trainees. Additionally, the Review Appraiser plays a crucial role in helping to minimize appraiser risk in each assignment by ensuring that reports are fully supportable and meet the highest standards of quality before submission to lenders and clients.


Key Responsibilities:

Review residential real estate appraisals conducted by the internal appraisal team to ensure accuracy, reasonableness, and compliance with regulatory and company standards (e.g., USPAP, FIRREA, and client-specific guidelines).

Analyze the quality of comparable sales, property conditions, adjustments, and overall value conclusions presented in appraisal reports.

Identify discrepancies, errors, or omissions in appraisal reports and provide corrective feedback to internal appraisers.

Ensure that each appraisal report is fully supportable, defensible, and of the highest quality, mitigating potential appraiser liability.

Assist in identifying and addressing areas that may pose a risk to the appraiser, ensuring that all work adheres to legal, regulatory, and professional standards.

Prepare detailed review reports that document findings, conclusions, and any recommended revisions.

Collaborate with appraisers to improve the accuracy and consistency of future reports while maintaining a supportive and educational approach.

Ensure all appraisal reports are aligned with internal standards and prepared for submission to lenders and clients in compliance with client-specific requirements.

Educate and mentor appraisers and trainees by providing guidance on appraisal standards, methodologies, and best practices to improve report quality and reduce risk.

Stay up to date with real estate market trends, valuation methodologies, and relevant regulations to ensure accurate and compliant appraisals.

Assist with the development and implementation of internal appraisal review procedures and quality control processes.

Participate in periodic audits, reviews, and updates of appraisal policies and procedures to ensure adherence to best practices and risk mitigation strategies.


Qualifications:

Certified Residential Appraiser license (active and in good standing).

Minimum of 3-5 years of experience in residential real estate appraisal.

In-depth knowledge of real estate appraisal practices, principles, and methodologies.

Familiarity with USPAP, FIRREA, and other applicable appraisal and regulatory guidelines.

Strong analytical skills with the ability to assess the accuracy, completeness, and supportability of appraisal reports.

Excellent written and verbal communication skills.

Experience educating or mentoring appraisers and trainees.

Attention to detail and ability to handle multiple tasks with accuracy and efficiency.

Proficiency in appraisal review software and Microsoft Office Suite (Word, Excel, Outlook).

Ability to work independently in a fully remote environment.

Strong ethical standards and commitment to integrity in the appraisal process.


Preferred Qualifications:

Advanced certifications such as SRA from the Appraisal Institute.

Familiarity with automated valuation models (AVMs) and other real estate valuation technologies.


Compensation: This position operates on a fee-split basis. The appraiser will receive a percentage of the appraisal fee for each report reviewed, with the exact fee split to be determined based on experience and performance.
