What are the responsibilities and job description for the Superintendent — Custom Home Construction position at True North Custom Homes Inc?
Job Overview
Own the Site. Build to the Spec. Deliver the Experience.
True North Custom Homes is looking for a Superintendent who takes pride in building it right. This is a hands-on, in-the-field role for someone who knows their specs, runs a tight schedule, and holds every trade to a high standard.
We are an award-winning custom home builder recognized as Best New Home Builder in the Lincoln Journal Star Lincoln's Choice Awards — 2023, 2024, 2025, and 2026 — building homes in the $1M–$4M range with 14–18 active builds running simultaneously and over $15M in annual volume, growing toward $20M.
If you are a builder who knows the details, keeps the job site spotless, and treats every homeowner like it's your own home — we want to talk.
What This Role Is:
The Superintendent is the on-site owner of the build. You are responsible for 4–7 active custom homes at a time, from foundation through handover and warranty. That means knowing every job's construction specs cold, building exactly to them, keeping the schedule current and running your work to it, coordinating subcontractors, and making sure every home meets the True North quality standard.
This role operates within a detailed system of SOPs, phase checklists, and BuilderTrend-based project management. The right person does not need to build the system — they need to follow it with discipline.
Key Responsibilities:
Specs, Schedule & Quality
- Know the construction specs on every job and build to them completely and accurately — reviewing them at the start of every phase
- Keep the schedule current in BuilderTrend and run your work to it
- Complete and sign phase checklists — foundation, framing, rough-ins, and trim — before the next trade begins
- Comb plans and verify field conditions, openings, and measurements to catch issues before they become problems
- Make sure all work meets code and call in inspections
Job Site Standards
- Visit every active site regularly, keeping lot conditions, cleanliness, signage, and the job box to the True North standard
- Enforce daily cleanup with every trade
- Prepare sites for weather and operate the skid loader as needed
BuilderTrend & Documentation
- Complete 3–4 daily logs per job per week with photos
- Keep BuilderTrend to-dos current and drive them to completion
- Log all client communication and respond to every homeowner message
Selections, Change Orders & Budget
- Verify selections and change orders are approved before any trade starts work — never work without them
- Initiate change orders when field conditions or requests require them
- Review the monthly draw for accuracy — verify invoices match bids and completed work, and document variances and back charges
Subcontractor Coordination
- Schedule and manage subcontractors, including weekends when needed
- Hold trades to True North quality, schedule, and cleanliness standards
- Escalate no-shows and delays promptly
Client Experience
- Be a professional, friendly face of True North on site
- Lead plumbing, electrical, trim, and final walk-throughs
- Provide regular updates and answer homeowner questions
Finish, Handover & Warranty
- Build and manage the finish schedule
- Complete your punch list, lead the homeowner blue tape walk, and run handover day
- Complete the 30-day punch list and homeowner sign-off
- Conduct 11-month warranty walk-throughs when assigned
What We Are Looking For:
- 3 years of residential construction experience — custom home experience a plus
- Strong working knowledge of residential construction phases, inspections, and trade sequencing
- Ability to read plans and specs and catch discrepancies
- BuilderTrend experience preferred — candidates without it must show they can learn quickly
- Excellent communication skills with trades, homeowners, and the office
- Organized, detail-oriented, and disciplined about documentation and follow-through
- Takes ownership — if it's on your job, it's your responsibility
- Valid driver's license required — this role is in the field daily
- Must reside within 15 miles of Lincoln, NE
