About This Role:
We’re looking for a Business Development Manager who isn’t just a closer, but one who will be the Head of Sales, responsible for owning our lead pipeline, building Realtor referral partnerships, and converting prospects into long-term clients.
You’ll be expected to close at least 5 inbound leads per month, which is what our team has consistently done the past two years.
On top of that, you’ll be expected to close 2 additional outbound clients per month by hunting, networking, and driving growth yourself.
You’ll have a dedicated full-time sales assistant (Jeff) to assist you.
And you’ll become the face of True Home Ohio Property Management to our Realtor partners, local investor community, and prospective clients.
This is a work-from-home position based in Cincinnati, with regular local travel to rental properties and Realtor offices. You’ll utilize video, in-person meetings, and brand authority to attract clients and establish trust.
What You’ll Be Doing: Sales & Client Acquisition
- Respond to all inbound leads within 5 minutes and close them via Teams video calls and in-person meetings at the subject rental property that we will manage.
- Personally drive new business through outbound strategies and Realtor referrals.
- Manage and delegate tasks to your BDA to maximize outbound pipeline results.
- Hit the monthly sales target of 7 new clients.
Realtor Referral Growth
- Build and maintain Realtor relationships through office visits, drop-ins, lunch & learns, and consistent follow-ups.
- Own the goal of 24 new clients/year via Realtor referrals.
Video & Brand Authority
- Record and share 2 short educational videos per month (training provided).
- Represent our company as a trustworthy, professional, and knowledgeable resource.
Team & Systems
- Use our CRM (LeadSimple) daily.
- Join our weekly Level 10 EOS leadership meeting and report KPIs.
- Drive your own weekly rhythm and check-ins with ownership.
What We're Looking For:
- Based in Cincinnati, OH or within reasonable commuting range.
- 2 years of successful sales experience (real estate, property management, SaaS, or services preferred).
- Comfortable leading video calls, managing a junior sales assistant, and being on camera.
- Not afraid of cold visits or walking into Realtor offices to build partnerships.
- Excellent communicator, organized, and motivated by results.
- Advanced computer proficiency is required. Candidates should be comfortable navigating multiple platforms simultaneously (CRM, property management software, communication tools), typing efficiently, and troubleshooting basic issues independently.
Pay & Benefits:
- Base Salary: $50,000/year
- Commission:
- 14% of monthly PM fees generated by all new units you sign
- Commission begins at 14% with waterfall bonuses based on monthly revenue
- $250 bonus at 7 clients/month
- $500 bonus at 10 clients/month
- Outbound Client Bonus: $100 per outbound-sourced property management agreement contract
- OTE: $75K–$95K in your first year
