Objective

The Structured Finance, Director will support the Structured Finance Group (“SFG”), which is responsible for providing capital solutions to third-party operators to facilitate the development, acquisition, and recapitalization of multifamily investments across TruAmerica’s target markets.

The role focuses on sourcing, underwriting, executing, and asset managing structured equity and debt investments while managing capital relationships and working closely with internal teams to align opportunities with TruAmerica’s broader investment strategy.


Tasks and Responsibilities

Underwriting and Investment Analysis:

  • Source and evaluate prospective structured finance investment opportunities in accordance with firm investment criteria.
  • Prepare and/or oversee underwriting for prospective investments, including building and reviewing financial models and comparable analyses.
  • Conduct comprehensive reviews of financial, operating, and market information to support investment decisions.
  • Direct and mentor junior staff on underwriting assumptions, key metrics, and investment drivers.

Due Diligence and Closing Process:

  • Oversee the full investment process from initial evaluation through closing.
  • Manage and coordinate due diligence, including site visits, market tours, and review of third-party reports.
  • Assist in structuring, negotiating, and closing joint venture equity, preferred equity, and structured debt transactions.
  • Ensure all internal processes, policies, and approval requirements are followed through closing.

Investment Sourcing and Relationship Management:

  • Develop and maintain strong relationships with developers, operators, investment sales brokers, and mortgage brokers.
  • Actively source on-market and off-market investment opportunities through established relationships.
  • Maintain a market-facing presence and represent the firm in industry events and associations.
  • Where appropriate, assume leadership roles in real estate organizations to reinforce TruAmerica’s brand and platform capabilities.

Investment Committee and Investor Interaction:

  • Prepare and present Investment Committee materials, including discussion memorandums, due diligence memorandums, and investor presentations.
  • Present investment opportunities to internal investment committees with a clear articulation of risks, returns, and strategic fit.
  • Assist senior leadership (SMD and CIO) with pitching opportunities to investors, including preparation of investment summaries.
  • Interact with investors on an as-needed basis regarding market insights, property performance, and investment updates.

Abilities / Qualifications:

  • Bachelor’s degree from an accredited university in Finance, Real Estate, or a related field.
  • Minimum of 10 years of real estate experience with demonstrated success in structured equity and debt multifamily investments.
  • Proven experience in sourcing, origination, relationship management, deal structuring, and transaction execution.
  • Strong understanding of financial modeling and the ability to evaluate and direct underwriting efforts.
  • Experience coordinating due diligence and participating in transaction negotiations and closings.
  • Ability to mentor junior professionals and collaborate effectively across teams.
  • Willingness to travel extensively to support sourcing, relationship development, and investor engagement.

Physical Demands

  • Ability to sit or stand for extended periods and move freely around the office or property sites.
  • Capability to conduct property site visits and inspections, including traveling locally.
  • Ability to communicate effectively both verbally and in writing.

Compensation Range

The salary range for the role is $180 - $220K. Position is eligible for a discretionary bonus.
