We’re looking for a dependable, self-motivated Property Manager to help oversee the day-to-day operations of our self-storage facility in Calhoun.
This is a flexible hybrid position for someone who enjoys working independently, helping customers, solving problems, and taking ownership of their work. The right person will play an important role in the continued growth and success of the property.
Compensation and Growth

Schedule and Flexibility
Our ideal candidate will be available to work on-site approximately 3-5 days per week, generally from 10:00 a.m. to 2:00 p.m., with flexibility in how the remainder of the work is completed based on the needs of the business.
Prospective tenants may occasionally request tours outside of those core office hours. The Property Manager should be available to accommodate tours when needed unless our groundskeeper is available to conduct them.
Holidays are observed and off.
Weekend work is generally not required, although an occasional weekend tour may need to be scheduled based on a prospective tenant’s availability. We will work with the Property Manager’s schedule whenever possible and can be flexible based on availability.

Responsibilities
- Answer calls, emails, and inquiries from prospective and current tenants
- Screen prospective tenants and answer questions about available units, pricing, policies, and the rental process
- Coordinate property tours with the groundskeeper or conduct tours personally when available
- Assist tenants through the rental, move-in, and move-out processes
- Provide responsive, professional customer service
- Manage delinquent accounts and collections with professionalism, consistency, and good judgment
- Assist with applicable lien and auction processes
- Coordinate maintenance and repair needs with the groundskeeper, vendors, and ownership
- Conduct periodic property inspections and help ensure the facility remains clean, safe, secure, and well maintained
- Troubleshoot and resolve day-to-day operational or logistical issues
- Assist with marketing strategy, advertising, local outreach, and other efforts to maintain and grow occupancy
- Follow up with prospective tenants and help convert inquiries into rentals
- Maintain accurate tenant records, payment information, files, and administrative documentation
- Communicate regularly with ownership regarding property performance, maintenance needs, tenant concerns, and opportunities for improvement
- Look for practical ways to improve operations and the overall customer experience
What We’re Looking For
- Strong communication and customer service skills
- Professional and comfortable speaking with prospective tenants, current tenants, vendors, and contractors
- Organized, dependable, and detail-oriented
- Able to manage multiple responsibilities and follow through without constant supervision
- Comfortable handling difficult conversations, including collections and delinquent accounts
- Able to exercise sound judgment and solve problems independently
- Comfortable using email, computers, online management systems, and basic office software
- Willing to learn the property, systems, policies, and self-storage industry
- Previous experience in property management, self-storage, leasing, operations, hospitality, collections, sales, marketing, or customer service is preferred
