The primary purpose of the Maintenance Manager is to plan, organize, develop, and direct the overall operation of the Environmental Services Department in accordance with current federal, state, and local standards, guidelines, and regulations governing our community, and as may be directed by the Housing Administrator, to assure our community is maintained in a safe and comfortable manner. General responsibilities will include: Supervise the activities of the department in order to maintain the facility in a safe and orderly condition. Coordinate repair and work schedules, order supplies and provide technical guidance for staff and contract personnel. Establish a preventive maintenance program. Manage the preventative maintenance program ensuring that equipment and grounds are kept in good working condition. Notify Housing Administrator for capital needs. Supervise and participate in the preventive maintenance and repair of mechanical equipment within the facility. Coordinate and schedule equipment preventive maintenance and repairs, maintain records of maintenance schedules and repairs and perform work as needed. Assure the continued ability to provide a clean, safe, and comfortable environment. Ensure outside services are properly completed/supervised in accordance with contracts/work orders. Make daily rounds to assure departments proper completion of duties. Maintain a productive working relationship with other department personnel. Candidates will have: High school diploma or its equivalent. Applicable trade school education or Associates Degree preferred. Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical and plumbing systems. Must have the ability to read and interpret blueprints. Must be knowledgeable in building codes and safety regulations. Basic to intermediate proficiency with Microsoft Office suite (MS Word, Excel, Power Point, etc.); basic knowledge and experience with electronic mail and calendaring system in PC LAN environment. Ability to type with speed and accuracy. Candidates should have excellent communication skills, with the ability to communicate with multiple levels in the organization. Must possess strong analytical and organizational skills. Must have the ability to meet strict deadlines with a high level of accuracy, ability to prioritize multiple tasks in a highly automated setting and possess strong interpersonal skills. Must be able to concentrate in depth, continuously and manipulate detail to arrive at summary data with application to TSLC necessary Candidates should also possess the ability to work as part of a team.
