Position Overview
Due to growth, they are looking to hire a Senior level Land Acquisition Principle/Leader that is looking for the freedom to run and drive speculative development deals all while having fun working for a small, but very successful industrial developer. This person will be responsible for sourcing, evaluating, and executing land and development opportunities for industrial projects in the DFW, Central Texas, and Houston markets. This role plays a critical part in driving pipeline growth, managing entitlements, and overseeing early-stage development through vertical readiness.
This individual will work closely with internal leadership, brokers, municipalities, and consultants to identify strategic sites and bring projects from concept through shovel-ready status.
Key Responsibilities
Land Acquisition
- Identify and source off-market and marketed land opportunities for industrial development (distribution, warehouse, logistics, flex)
- Build and maintain relationships with landowners, brokers, municipalities, and economic development groups
- Lead financial underwriting, including residual land value analysis and deal structuring
- Negotiate purchase agreements, LOIs, and contracts
- Present opportunities and investment memos to senior leadership
Market & Strategy
- Analyze market trends, land comps, rental rates, and absorption data
- Support strategic planning for target submarkets and expansion initiatives
- Maintain pipeline tracking and reporting
Qualifications
- Bachelor’s degree in Real Estate, Finance, Business, Civil Engineering, or related field
- 5–10 years of experience in land acquisition, real estate development, or related field (industrial preferred)
- Strong financial modeling and underwriting skills
- Proven experience managing entitlements and municipal processes
- Strong negotiation and relationship-building abilities
- Knowledge of industrial development trends, site selection criteria, and logistics infrastructure
