This is a contracted, hourly position at $25/hour.
General Purpose:
An hourly contracted property manager for a Trinity Lutheran Church and Trinity Children’s Center building and grounds is responsible for overseeing the day-to-day care, safety, and functionality of the church’s facilities on an on going as-needed, non-salaried basis. This role typically includes coordinating maintenance and repairs, monitoring building system, managing cleaning and landscaping schedules, and ensuring the property is prepared for services, events, and community use. The position may also involve working with vendors, tracking minor expenses, and responding to urgent issues, with hours varying depending on facility needs rather than a fixed weekly schedule.

Qualifications:
· Computer competency and an understanding of building utility infrastructure.
· Experience with basic repair skills, strong decision-making skills, and ability to work independently.
· Willingness to work with volunteers.
· Commitment to exhibiting a professional, collaborative and gracious spirit among church staff and congregation.
· Desirable, but not required, Boiler’s License.
General Duties:
· Attend Property Team meetings if available, or have strong communication with Property Team Lead.
· Respond to maintenance requests.
· Communicate with Custodian about building needs.
Monitorng, maintaining and managing building heating/cooling/electrical functions. Report repair needs to pastor and/or property team as needed.
· Set up/take down table for large events (with volunteer assistance)
· Order supplies in collaboration with building cleaning staff
· Monthly checks on AED, Fire Extinguishers, Security lights
· Make repairs and improvements on the building as needed
· Manage building inspection schedules and file reports in the office
· Communicate with lawn service regarding mowing.
· Communicate with Snow removal service as needed.
· Remove snow from sidewalks on weekdays (before childcare opens if an overnight snow.)
· Attend weekly staff meeting (as needed)
· Submit expense receipts to church treasurer in a timely manner.
· Arrange to have carpets cleaned annually.
· Upkeep parking lot, playground and exterior of the building.
· Check and replace if needed all air filters for furnaces and air conditioning units.
· Boiler responsibilities if applicable.
· Any other duty that is directed by supervisor or senior pastor.
