SUMMARY
Tribune Capital is seeking a dependable Community Manager to join our multi-family team. The Community Manager has the full responsibility of managing daily operation at assigned property. Tasks include maintaining property rentals, marketing and filling vacancies, screening prospective residents, enforcing leases and securing premises.
PRIMARY RESPONSIBILITIES AND DUTIES
- Ensure that all physical aspects of the property are fully functional and in an attractive condition
- Supervise Leasing Agent, Maintenance Team and onsite staff
- Establish rental rate by surveying local rental rates; calculating overhead costs; depreciation; taxes; profit goals
- Attract residents by advertising vacancies; obtaining referrals from current residents; explaining advantages of location and services; showing units
- Accomplish financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective actions
- Ensure maintenance requests are responded to same day with a communication on issue and when issue will be resolved
- Post rent
- Manage delinquency
- Win and maintain the respect and goodwill of all residents
- File evictions and appear in court on behalf of the company
- Direct and manage daily property activities
- Host community event for residents
- Resolve resident complaints
- Walk move-ins/move-outs
- Walk renovated units and approve work with Construction Manager
- Coordinate work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs, negotiating contracts, monitoring progress, processing invoices, and ensuring open communication between consultants and team members.
- Complete various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary.
THE QUALIFIED CANDIDATE WILL HAVE:
- At least three years experience as a Community Manager preferred
- A positive attitude
- Attention to detail in their work
- A professional image
- Good organizational, verbal and written skills
- Good decision-making ability
- Proficient computer skills
- Valid Driver's License and reliable transportation
- Ability to consistently walk the property, climb stairs, bend, grasp, and lift up to 25 lbs
