Job Description Job Title: Facilities Operations Supervisor Reports to:Director of Facilities Evaluated by:Director of Facilities Summary: The Tri-Town School Union (TTSU) is seeking a dedicated and experienced Facilities Operations Supervisor to oversee the management and maintenance of our school facilities. This leadership role is vital to ensuring our buildings and grounds provide a safe, clean, and efficient environment that supports quality education and community use. Key Responsibilities: Facility Management: Supervise the day-to-day operations of school buildings and grounds, ensuring all facilities are maintained to the highest standards. Conduct regular inspections of buildings and grounds to maintain high standards of cleanliness, safety and readiness. Staff Supervision: Lead, schedule, and evaluate custodial and maintenance staff across multiple school locations ensuring adherence to schedules and standards. Effectively communicate priorities, provide regular feedback, develop and implement training. Budget Oversight: Assist in developing and managing the facilities operations budgets, including procurement of materials, supplies, and services. Maintenance Planning: Coordinate preventive and predictive maintenance programs and ensure timely completion of repairs. Safety & Compliance: Ensure compliance with local, state, and federal regulations, including building codes, safety standards, and environmental guidelines. Vendor Coordination: Oversee contracts and work performed by external vendors and contractors. Energy Efficiency: Develop strategies to improve energy efficiency and sustainability in facility operations. Emergency Response: Serve as the primary point of contact for facility-related emergencies and coordinate responses effectively. Other duties as assigned. Qualifications: Minimum of 5-7 year’s experience in a progressive facilities management supervisory role(s) Proven experience in facilities management, preferably in an educational, medical or high-tech setting. Comprehensive knowledge of building systems (HVAC, plumbing, electrical), construction principles, maintenance processes, purchase and procurement practices. Ability to read and interpret construction drawings Excellent leadership and organizational skills, with the ability to manage and prioritize multiple tasks and teams. Familiarity with safety and compliance regulations (OSHA, ADA, etc.). Strong problem-solving skills and attention to detail. Proficiency in using facility management software, CMMS systems, Google and Microsoft Office Suite. Valid Massachusetts driver’s license with dependable all-weather transportation. Additional certifications in facilities management are a plus. Excellent communication skills both written and oral. Education Requirements: High school diploma or equivalent required; an associate’s or bachelor’s degree in facilities management, engineering, or a related field is preferred. Work Schedule & Compensation: Full-time position, Monday through Friday, weekends and off hours as needed with a competitive salary and benefits package, commensurate with experience and qualifications. Physical Requirements: Mobility and Movement Standing and Walking: Ability to stand and walk for prolonged periods (up to 6–8 hours per day) while conducting facility inspections, traversing multi-building school grounds, accompanying vendors, and overseeing custodial crews across various indoor and outdoor settings. Reaching and Lifting: Ability to reach overhead, above the shoulders, and horizontally to inspect infrastructure, access high storage areas, operate maintenance equipment, and adjust facility fixtures. Lifting, Carrying, and Moving: Ability to regularly lift, carry, push, or pull items up to 50 pounds (e.g., custodial equipment, floor care machines, barrels, snow removal equipment, delivery pallets, and trash containers) on a frequent basis, and occasionally assist with heavier loads up to 75 pounds using proper ergonomic techniques or team lifts. Bending, Climbing, and Stooping: Ability to bend, stoop, kneel, crouch, crawl, and climb stairs or step ladders regularly to inspect mechanical rooms, utility access points, plumbing fixtures, roof areas, and under-stage or low-clearance spaces. Repetitive Motion and Manual Dexterity: Frequent use of hands and fingers to operate power tools, hand tools, janitorial equipment, and district technology (e.g., computers, tablets, handheld radios, work-order systems, and building automation controls). Sensory Requirements Visual Acuity: Specific vision abilities required include close vision, distance vision, color vision (critical for electrical/wiring work and hazardous chemical labeling), peripheral vision, depth perception, and the ability to adjust focus to inspect facility cleanliness, identify safety hazards, read technical manuals/schematics, and operate equipment safely. Hearing Acuity: Ability to hear and understand spoken communication, radio broadcasts, and directions in high-noise environments (e.g., mechanical rooms, boiler rooms, around power equipment), as well as the ability to detect faint or anomalous sounds (e.g., machinery malfunctions, gas or air leaks, building alarms, or emergency calls). Speaking/Verbal Communication: Ability to clearly articulate instructions, safety protocols, and operational directives to custodial staff, contractors, school administrators, emergency personnel, and town officials in quiet, noisy, or high-stress environments. Tactile/Olfactory Acuity: Ability to detect subtle environmental indicators such as unusual odors (e.g., natural gas, smoke, chemical fumes, sewage, or mold) and temperature changes. Stamina, Working Conditions, and Duration Sustained Energy & On-Call Demands: Ability to maintain physical stamina and mental alertness throughout scheduled shifts, with the flexibility to respond to off-hour emergencies, severe weather events (e.g., snow removal management), or facilities crises. Environmental Exposure: Ability to work comfortably in varying conditions, including extreme hot and cold outdoor weather, non-climate-controlled spaces, high-dust environments, elevated noise levels, and around cleaning chemicals (SDS), hazards, and biohazards while utilizing proper Personal Protective Equipment (PPE). Administrative Ergonomics: Ability to sit for moderate periods to complete administrative duties, work orders, payroll approvals, safety compliance logs, and operational reports. Safety, Security, and Emergency Response Quick Physical Response: Ability to physically respond rapidly across large campus buildings to facilities emergencies (e.g., active water leaks, power outages, physical hazards, or security issues) and perform physical tasks necessary during emergency evacuation procedures. Equipment Operation: Ability to safely operate or direct the operation of district utility vehicles, snowplows, power tools, commercial floor scrubbers, and other heavy facilities equipment.
