About the Opportunity

We are partnering with a global, market‑leading real estate and facilities services organization to appoint a senior Project Director to lead a high‑profile Capital Projects & Tenant Improvements (CapEx & TI) portfolio in Washington, D.C.

This is a senior leadership role within a well‑established project management platform, responsible for overseeing a team, driving project delivery, and building a strong pipeline of work across commercial, institutional, and occupied environments.

The successful candidate will operate in a principal delivery model, acting as the client’s trusted advisor while maintaining accountability for safety, commercial performance, governance, and client satisfaction.

Key Responsibilities

  • Lead and oversee delivery of multiple concurrent CapEx & TI projects across an active client portfolio
  • Manage and develop a team of project managers and delivery professionals
  • Ensure projects are delivered safely, on time, and within financial targets
  • Own and grow a robust project pipeline, supporting business unit revenue and long‑term growth
  • Lead bids, tenders, and proposals, including solution development and client presentations
  • Build and maintain strong relationships with clients, supply partners, and internal stakeholders
  • Manage project risk across technical, statutory, commercial, and health & safety domains
  • Improve profitability through effective cost management and subcontractor procurement
  • Chair regular project review meetings covering safety, financial performance, and compliance
  • Contribute to business unit strategy, governance, and process improvement initiatives
  • Act as a senior representative in client meetings, forums, and executive discussions

What We’re Looking For

This role will suit a senior project leader who is comfortable operating at portfolio and business‑unit level, not just individual project delivery.

Essential Experience

  • Proven leadership experience delivering commercial CapEx & TI projects
  • Background in project management, construction management, facilities, or owner’s representation
  • Experience managing multiple projects simultaneously in occupied environments
  • Strong client‑facing capability with the confidence to operate as a trusted advisor
  • Demonstrated experience with bids, tenders, proposals, and pipeline development
  • Track record of leading and developing high‑performing project teams

Desirable Background

  • Experience in commercial real estate, facilities management, institutional, healthcare, or higher‑education environments
  • Exposure to principal delivery or PM‑for‑fee models
  • Strong understanding of commercial contracts, risk management, and governance
  • Professional credentials such as PMP, CCM, LEED AP, or similar
  • Degree in Construction Management, Engineering, Architecture, or a related field
