Property Manager - Job Overview
The Property Manager is responsible for the overall operations, financial performance, compliance, and resident satisfaction of a mixed portfolio consisting of both market-rate apartments and subsidized properties. This role requires strong leadership, attention to detail, and a deep understanding of affordable housing regulations alongside traditional market operations. The Property Manager ensures that communities are well-maintained, fully leased, and in compliance with all federal, state, and local housing requirements while delivering a high-quality living experience for residents.
Property Manager - Responsibilities
Operations
- Oversee day-to-day property operations across assigned communities, ensuring smooth and efficient management.
- Supervise on-site maintenance staff
- Develop and implement community policies, resident communications, and procedures consistent with company standards.
- Conduct regular property inspections to ensure curb appeal, safety, and quality standards are upheld.
Leasing & Marketing
- Drive occupancy by implementing strategic marketing and leasing initiatives for both market and subsidized housing.
- Ensure accurate and timely processing of applications, certifications, renewals, and resident files.
- Maintain positive resident relations and resolve conflicts or concerns in a professional, solutions-oriented manner.
Financial Management
- Prepare and manage annual operating budgets, monitor monthly financials, and meet NOI goals.
- Approve invoices, monitor expenses, and ensure compliance with budgetary controls.
- Collect rent, enforce lease terms, and oversee delinquency management.
Compliance & Reporting
- Maintain full compliance with all regulatory requirements (e.g. USDA Rural Development, Fair Housing, etc.)
- Complete and submit all required compliance reports, certifications, and documentation accurately and on time.
- Ensure resident files are audit-ready at all times, conducting internal reviews as needed.
- Partner with compliance specialists and ownership groups to address findings and implement corrective actions.
Maintenance & Safety
- Oversee preventative maintenance programs, work order systems, and capital improvement projects.
- Ensure all maintenance staff follow safety procedures and that properties remain in excellent physical condition.
- Coordinate with contractors, vendors, and inspectors as required.
Qualifications
- Proven experience in property management with a strong understanding of landlord-tenant law and Fair Housing regulations.
- Proficient with property management software such as Appfolio (preferred), Yardi, OneSite, or similar platforms.
- Strong knowledge of affordable housing programs and related compliance and certification requirements.
- Excellent customer service skills complemented by effective conflict management and negotiation abilities.
- Office experience including data entry, filing, phone etiquette, and handling contracts with precision.
- Ability to manage multiple priorities efficiently in a fast-paced environment while maintaining attention to detail.
- Demonstrated ability in facilities management, property maintenance coordination, and vendor relations.
- Strong administrative experience including legal documentation handling and record keeping.
- High school diploma or GED required; Associate’s or Bachelor’s degree in business, real estate, or related field preferred.

Accountability Structure

Location:
In person
Northfield, Faribault, Kasson, and surrounding areas.
Typical Hours
Monday – Friday, 8:30am-5:00pm with a 30-minute lunch
