The Leasing Consultant is responsible for showing and leasing apartments, participating in the move in and move out process, administering and monitoring lease renewals, participating in marketing/advertisement; social media and providing administrative support to the Community Manager for a variety of property related tasks. The Leasing Consultant takes pride in the community and motivates others to do the same, through ensuring the site follows all regulatory requirements.Under the direction of the Community Manager, the Leasing Consultant is responsible forEssential Functions:Be a driving force of the Hospitality Covenant and invite residents to sign and live out the three practices, sharing in the quality of life for all Greet prospective residents warmly and complete guest cards in accordance with company proceduresConduct property tours, showcase apartment models, and communicate features and benefits tailored to individual prospect needsPre-qualify applicants, process rental applications (including background and credit checks), and submit for management approvalSecure deposits and ensure compliance with Fair Housing regulationsMaintain up-to-date availability reports and leasing recordsDemonstrate community and apartment/model and apply product knowledge to prospective resident needs by communicating the features and benefits; close the saleUpdate availability report, process applications for approvals (i.e., credit check, rental history, etc.), submit processed applications to the Community Manager for approval, and follow up with applicant regarding statusFollow up with prospects who have not leased and refer to other TREK communities when applicableUpdate lease renewal information and process all renewals within 90 days of the lease expiration, based on the pricing provided by the community managerBe a driving force for tenant retentionCommunicate with the Service Techs to ensure apartments are ready for move in on the agreed date and conduct an inspection with the Service Tech to verify it meets standardsDevelop relationships with residents to understand their needs and aspirations and support the growth by inviting, attending, and hosting community nights, affinity circles, mutual support groups, and resident led initiativesAttend functions and participate as host for any functions as directed by the Community ManagerListen to resident requests, concerns and comments, ask questions for clarity, refer them as appropriateAccept rental payments and give immediately to Community/Assistant ManagerAnswer phones (by the 3rd ring using the company greeting) and greet visitors, making all feel welcome and that they are important to us. Answer questions for residents about community, repairs, rent, rules, etc., and work closely with the Community Manager on repair follow-upsContribute to cleanliness and curb appeal of the community on continuing basisConduct market surveys and shop competitive communitiesPerform general clerical duties to include but not limited to photocopying, faxing, mailing, and filling, maintaining contract/vendor files, signing for and distribute UPS/FED EX/Airborne packagesTrack resident notices and assure notices are delivered in a timely mannerCoordinate and maintain records for staff office, phones, parking, and office keysAbility to code and process invoices and research discrepancies as neededOther duties as assignedEducation & Experience:Excellent Customer Service skills with ability to communicate professionally, verbally and written Experience and proficiency of Microsoft OfficeKnowledge of social media business accounts and adsHigh school graduate or GED equivalent, college degree a plus2-3 years sales and/or leasing experience, residential preferredIndustry software such as RealPage a plusPhysical Demands & Work Environment:The person in this position needs to occasionally move about inside the office to access file cabinets, office machinery, etc.Constantly operates a computer and other office productivity machinery, such as a calculator, copy machine, and computer printerCommutable radius to property The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
