About the Company
TransTech, a fast-growing, multi-location training organization is expanding across the U.S. and seeking a real estate leader experienced in commercial lease negotiation and site development.
About the Role
The Director of Real Estate & Site Development will lead site selection, lease negotiation, and light buildout for new training centers. A background in commercial tenant representation, brokerage, or multi-unit real estate expansion is desired.
You’ll manage the full cycle — site & deal negotiation to preparing sites for launch — ensuring every new facility opens on time, within budget, and aligned with business goals.
Key Responsibilities
- Identify and evaluate sites from predetermined cities for expansion in multiple U.S. regions.
- Negotiate commercial leases and secure the best possible terms for small warehouse and classroom spaces.
- Partner with brokers, landlords, and local officials to finalize deals and maintain positive relationships.
- Manage light tenant improvement projects (signage, paint, partitions, furnishings) and vendor contracts.
- Oversee office setup, utilities, and compliance (zoning, ADA, occupancy).
- Develop and track project budgets, timelines, and reports for executive review.
- Collaborate with operations and leadership to ensure each new location is fully operational by launch date.
Qualifications
- 5 years of experience in commercial real estate, brokerage, or multi-site development.
- Proven success in lease negotiation, site selection, and tenant improvements.
- Strong understanding of real estate contracts, timelines, and local permitting processes.
- Highly organized with the ability to manage multiple concurrent projects across regions.
- Excellent interpersonal and negotiation skills; confident with landlords and brokers.
- Willingness to travel regionally (approximately 40%).
Preferred:
- Experience opening or managing multiple small-footprint spaces (training, retail, or franchise units).
- Bachelor’s degree in Business, Real Estate, or related field.
