Trammell Crow Residential (TCR) is seeking an Asset Management Analyst/Associate to provide financial and strategic support to the Asset Management team based in Dallas, Texas. The successful candidate will bring strong analytical skills and a team-oriented, collaborative approach to their work.
Primary Responsibilities
- Maintain cash flow models on assets and update regularly for new operational activities
- Work with third-party property managers to prepare lease-up and stabilized leasing/operational strategies
- Assist in annual budget reviews and property valuations
- Assist in disposition activities
- Assist in the review of monthly operational reports from third-party property managers
- Provide secondary support for due diligence activities on new acquisitions including analyzing property operating statements and cash flow projections
- Prepare investment waterfall analysis for refi or disposition activities
- Analyze individual property performance through review of financial reports and develop internal system to provide summary property performance information to Owners
- Prepare Return on Investment (ROI) analyses for each property in the portfolio and recommend a long – term strategy for each property. This will include sell/hold/refinance determinations, evaluations of capital needs and sources of funding. Analysis will consider historical performance trends, 10-year projections and workout and re-positioning options for properties, as needed
- Provide information and reports as needed to debt and equity providers
- Act as a liaison with equity and debt contacts to provide operational insights and information as needed
- Bachelor’s degree in Finance, Business, or related field is required
- 2-4 years of experience required
- Proficiency in Microsoft Word and Excel
- Strong customer service and interpersonal skills; ability to relate to others
- Professional verbal and written communication skills
- Ability to perform basic mathematical and accounting functions
