POSITION OVERVIEW:
The Maintenance Technician is responsible for ensuring that TradeMark Properties maintains its reputation of outstanding customer service through prompt and efficient response to all maintenance and general housekeeping requests for large portfolio of various commercial office, retail, and industrial complexes.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
• Provide excellent customer service
• Perform day-to-day repairs and preventive maintenance, including trash removal, replace commercial light bulbs/ballasts, commercial faucets, flush valves, minor paint touch-ups, minor repairs of general building items, doors, re-caulking windows, repair blinds, etc.
• Inspect properties on a weekly, monthly, quarterly, and annual basis
• Possess ability to organize and prioritize multiple tasks independently, efficiently, and appropriately
• Solves problems independently and works well with Property Management team for emergency or long-term solutions
• Coordinate and meet with third party vendors; ensure adherence to Scope(s) of Work
• Obtain pricing and bids in coordination with Property Managers.
• Log all work orders in mobile app (timely and accurately)
• Maintain adequate inventory of building supplies • Participate in on-call rotation, including some nights, weekends, and holidays
• Perform work in accordance with all Federal and State OSHA guidelines and requirements to maintain a safe working environment
• Perform other duties as requested to further the professionalism of the organization and its employees
MINIMUM REQUIREMENTS:
• High school diploma or general education degree (GED)
• Minimum of three years of commercial building maintenance or related experience and/or training
• Physical requirements include the ability to stoop, stand, walk, climb stairs/ladders and lift/carry heavy loads of 50 lbs. or more
• Must use personal tools for basic maintenance repairs; company vehicle will be provided
• A current, non-suspended, driver’s license is required as a condition of initial employment, as well as continued employment status
• Ability to calculate simple figures such as percentages
• Ability to understand and carry out general instructions in standard situations
• Ability to write routine reports and correspondence
• Familiarity with commercial building systems and certification in related fields are a plus
