TPG Management is a residential property management company in New Jersey. We currently manage over 450 units across single-family and multi-family properties in New Jersey.
Position Overview
We are seeking a Leasing Professional to own the leasing process end-to-end across a portfolio of scattered-site single-family and small multi-family rental properties. The Leasing Professional takes every vacant unit from rent-ready confirmation through marketing, showings, application underwriting, and lease signing — and keeps renewals on track through inspections and signature collection.
This is a hybrid field-and-office role. The Leasing Professional spends a significant portion of each week in the field — visiting vacant units, conducting showings, performing move-in/move-out and renewal inspections, and capturing marketing photos — while managing the CRM, listings, applications, and owner/PM communications from our office.
Daily Operations
The Leasing Professional begins each business day with a structured review of the leasing pipeline:
Review the daily vacancy report and confirm every unit is moving forward: rent-ready confirmed, photos taken, listed, or under application
Triage all incoming inquiries in the CRM — respond, qualify, and book showings
Follow up on all prior-day showings and pending applications before turning to new work
Review applications in queue and prepare underwriting recommendations for the Property Manager
Confirm upcoming move-ins, move-outs, and renewal inspections are scheduled and on track
Primary Responsibilities (Direct Execution)
Listing Management — Draft and publish listings; manage each listing from A to Z, including syndication, copy, pricing, photos, and ongoing maintenance until lease signing
Marketing Photos — Capture professional marketing photos at every vacant unit before listing
Rent-Ready Confirmation — Walk every unit prior to listing to confirm rent-ready status; coordinate with the Maintenance Coordinator on any remaining turn items
Comps and Pricing — Run rental comps for new listings and renewals to ensure pricing is competitive and supported by market data
CRM Management — Own the leasing CRM: leads, communications, follow-ups, and pipeline status at all times
Showings — Schedule, conduct, and follow up on all property showings; check on vacant units between showings to ensure they remain presentable
Applications — Collect applications, underwrite each applicant against our screening criteria, and submit recommendations to the Property Manager for final approval or denial
Inspections — Conduct move-in inspections, move-out inspections, and renewal inspections; document condition with photos and written reports
Renewals — Send renewal documents, collect signatures, and confirm lease execution
Move-In Township Compliance — Ensure each unit is in full compliance for move-in, including Certificate of Occupancy, smoke/CO certifications, and any municipality-specific requirements
Oversight Responsibilities (Coordinate; Cross-Functional Partners)
Property Owner and PM Coordination — Work closely with the Property Manager and property owners on listing pricing, application decisions, and renewal terms
Maintenance Coordination — Partner with the Maintenance Coordinator and internal maintenance team to clear turn items and address issues identified during inspections or showings
Success Metrics
The Leasing Professional will be evaluated on the following outcomes within the first twelve months:
Reduced days-on-market across all listings
High showing-to-application conversion rate
Accurate, timely application underwriting with consistent screening discipline
Lease renewal rate above 70% on eligible renewals, with signatures collected on time
Zero compliance lapses at move-in
High-quality marketing materials — photos, listing copy, and CRM hygiene maintained at a consistent standard
Strong, professional communication with prospects, residents, and owners
Qualifications
1 years of leasing, real estate, or related operational experience preferred (no experience required for the right candidate)
Valid NJ driver's license and reliable transportation (field work is a core component of the role)
Strong written and verbal communication skills, with a demonstrated record of proactive follow-up
High attention to detail and consistent follow-through across multiple open files
Comfort with photography for listing purposes (smartphone or DSLR acceptable)
Proficiency with property management software (AppFolio preferred), CRM tools, task management platforms (Asana), email and helpdesk tools (HelpScout), and Slack
Working knowledge of New Jersey residential leasing and rental regulations preferred
