What are the responsibilities and job description for the BOS Technician (South Jersey) position at Tozour Energy Systems?
Title: BOS Technician
Status: Non-Exempt
Department: Service
Location: Customer Site, South Jersey Region
Reports to: Service General Manager
Works with: Service General Manager, Customer Service Reps, Service Resource Coordinators, Service Technicians, Parts Department, Customers, and Vendors.
Objective/Scope of Work
• Serve all constituents of our buildings, that is, the Owner, tenants, visitors, customers and the general public with the highest quality customer service at all times; service that continuously exceeds expectations.
• To provide building operations and maintenance functions for operating the properties on a daily basis, based on regular preventative service schedules, equipment and repairs on an as needed basis.
Preventative Maintenance to Include, But Not Limited to The Following on an Industrial portfolio:
-General Building Inspections to include (by way of example):
- Landscaping – general grounds keeping, trash, lawn, plantings
- Parking Lot – cleanliness, concrete, asphalt, curbing, parking bumpers/barriers, lighting, signage
- Building Exterior – ramps, stairs, railings, exterior finish, soffits/awnings/canopies, signage, doors, lighting, building mounted equipment
- Docks – shelters, plates, bumpers
- Roof (as required) – membrane condition, clear of debris, drains, downspouts, HVAC units
- Building Mechanical Rooms – clean, alarms, breaker issues, meter issues, no tenant storage
- Record sub-meter readings as needed
- Vacancies – lighting, mechanical, plumbing, cleanliness
- Complete itemized check list, report issues needing immediate attention to, provide photo documentation as needed
- Check in with tenants if directed
- Must be vaccinated
