Summary:

The Skilled Maintenance role performs advanced maintenance and repair work to support the safe and efficient operation of District 113 facilities. This role requires expertise in HVAC systems, Building Automation Systems (BAS), diagnostic, preventative maintenance and a range of technical trades including electrical, plumbing, carpentry, and masonry. The Skilled Maintenance employee works both independently and collaboratively to maintain building functionality, support daily operations, and prevent disruptions to the educational environment.

This position is employed by Township High School District 113, not by an individual school. The employee may be assigned, relocated, or required to collaborate with technicians and maintenance staff across District sites as operational needs arise.

Qualifications:

  • High school diploma or general education degree (GED), required.
  • Technical or trade school certification preferred.
  • Minimum of five (5) years of maintenance experience in a commercial or educational facility.
  • Demonstrated proficiency in HVAC systems, including boilers,chillers, and Building Automation Systems (BAS), required.
  • Working knowledge of multiple trades such as electrical, plumbing, carpentry, masonry and roofing, preferred.
  • Demonstrated experience in diagnosing and repairing complex mechanical and electrical systems, required.
  • Skilled in using computerized maintenance management systems (CMMS) and standard office software, preferred.
  • Strong communication, organizational, and recordkeeping skills
  • Ability to work independently and collaboratively in a team setting.
  • Professional demeanor, dependable work habits, and commitment to safety.
  • Valid driver’s license required.

Essential Functions:

The criteria indicated below are intended to describe various types of work that may be performed. The exclusion of specific responsibilities does not prohibit them if the work is similar, related, or a logical task of the position.

  • Performs general maintenance work inside and outside the buildings such as ceiling, roofs, carpentry, electrical, plumbing, concrete, masonry, glazing, insulation, tile, pump, fans and HVAC installation and repairs.
  • Accurate record keeping will be done within the District’s work order system and department logs.
  • Perform reviews and programming changes in the Building Automation System.
  • Accurately orders and accounts for material and labor relative to assignments.
  • Maintains all safety and code requirements of the state, local and Board of Education guidelines.
  • Able to perform assigned duties at varying heights on ladders, scaffolding and mechanical lift equipment.
  • Performs district wide grounds maintenance work such as plowing, salting, field marking and maintenance of underground sprinkling systems. Flexible hours are required during snow events.
  • Assist in general labor work in the set-up and take down of events.
  • Recommends supplies and equipment for purchase, and maintains the inventory of district-owned hand tools, equipment, hardware, materials and supplies.
  • Maintain clean work area and habits
  • Work collaboratively with team members, staff members, and contractors.
  • Excellent communication skills and PC skills required.

Perform other duties as assigned by the Building Manager or the Director of Facilities.

Language Skills

Communicates clearly and professionally both in oral and written format with all constituents of the District 113 community. Read and interpret documents such as safety rules, operating and maintenance procedures, and equipment specifications. Prepares accurate and concise maintenance reports, work order notes, and correspondence. Effectively presents information and responds to questions from the Building Manger, colleagues, and contractors and other constituency groups as needed. Apply knowledge of current best practice in a specific field. Establish and maintain effective and collaborative working relationships with students, staff and the school community. Perform duties with awareness of all District requirements and Board of Education policies.

Mathematical and Technical Skills

Calculate figures, estimates, proportions, percentages, and cost projections. Apply concepts of basic addition and subtraction. Technology skills, including standard Microsoft Office suite / Google Workspace, along with our absence management system.

Reasoning Ability

Define problems, collect data, establish facts, and draw valid conclusions. Interpret an extensive variety of verbal and written instructions in written, oral, diagram, or schedule form and deal with multiple abstract and concrete variables.

Contacts Outside Your Own Department:

Build positive relationships with constituents of the District 113 community that includes, teachers, school staff, administrative team, Board of Education, guardians, students, and private providers.

Physical and Mental Demands:

  • While performing the duties of this job, the employee is regularly required to sit, stand, walk, bend, write, type, speak, listen, and taste or smell.
  • The employee is regularly required to communicate with staff and others.
  • The employee is frequently required to use hands and/or fingers, handle, feel or operate objects, tools or controls.
  • The employee is required to reach above the head and reach forward, continuously uses hand strength to grasp tools and climbs on to ladders.
  • The employee is required to climb or balance; and stoop, kneel, crouch, twist, reach or crawl. This role will frequently bend or twist at the neck and trunk more than the average person while performing the duties of this job.
  • The employee must frequently lift and/or move up to 50 pounds such as cleaning supplies, pails, ladders, scaffolding and unloading trucks. Occasionally the employee will lift and/or move up to 90 lbs. such as salt and bulk furniture.
  • The employee will sometimes push/pull items such as tables, bleachers, scrubbing machines.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision,depth perception and ability to adjust focus.
  • Specific psychological demands of this job include the ability to remain calm under stress levels associated with job demands, along with constant contact with students, colleagues and the public.

Working Conditions:

  • While performing the duties of this job, the employee regularly works indoors and will occasionally work outdoors.
  • The employee will work near or with moving mechanical equipment and may work with toxic or caustic chemicals such as petroleum products, degreasers, paints, stains, cleaners and sprays while performing the duties of this job.
  • The noise level in the work environment is usually moderate with irregular exposure to loud classrooms, hallways, cafeterias or sports venues.
  • The employee is regularly required to meet deadlines with severe time constraints and interact with the public and staff in addition to meeting multiple demands from several people.
  • The employee is frequently required to work irregular or extended work hours, which may include evenings or weekends.

Safety:

As a part of the District workforce, this role is responsible for being aware of, modeling and contributing to the maintenance and implementation of all District safety policies and procedures. The role is directly responsible for the safety, well-being and work output of students.

Required to:

  • Follow all District, state and federal regulations, including OSHA standards.
  • Use appropriate personal protective equipment (PPE) such as gloves, goggles, hearing protection, and respirators when required.
  • Maintain safe practices when working with electrical systems, chemicals, pressurized systems, and moving equipment.
  • Keep work areas clean, organized, and free of hazards.
  • Immediately report unsafe conditions, defective equipment, or workplace injuries to a supervisor.
  • Participate in district safety training and emergency preparedness drills.
  • Follow proper procedures for handling hazardous materials (e.g., chemicals, refrigerants, fuels).
  • Support a culture of safety for students, staff, and community members by modeling safe work habits.
