Description:

Project Management/Coordination of Repairs 35%

  • Monitors the level and quality of services performed by outside contractors in accordance with all lease agreements, service contracts and warranties.
  • Ensures implementation of an ongoing preventive maintenance program for equipment and guest rooms. This includes proper training and final inspection of all preventative maintenance.
  • Ensures timely response to request for services by guests, employees and management to include repair or replacement of all inter fixtures and furnishings. This includes performing the actual maintenance requests, as well as delegating them to other engineering staff.
  • Ensures necessary repairs on equipment in other departments as needed in a timely manner.
  • Oversee and assist with demolition and remodeling projects within the property.
  • Work with and communicate effectively with management and ownership on all ongoing issues and projects within the facility.

Administrative 20%

  • Maintains a clean and orderly work area free of hazards.
  • Maintains actual department inventory of tools and supplies for maximum productivity.
  • Manages in compliance with established company policies and procedures as well as Local, State and Federal laws and regulations.
  • Ensures implementation of an ongoing energy conservation program.
  • Maintains accurate equipment records to include serial numbers and preventative maintenance programs of all equipment. Also ensuring that engineering associates are trained properly in performing routine maintenance inspections throughout each shift.
  • Ensuring compliance with all codes, and regularly meets with Fire Marshall for inspections.
  • Ensuring compliance with all ADA requirements within facility, and correcting when necessary.

Planning 20%

  • Increase the level of guest satisfaction by delivery or improved product through employee development.
  • Comes up with problem solving tactics to increase guest satisfaction and the working order of the product. This also pertains to problem solving maintenance/building/equipment issues within other departments.
  • Work directly with outside vendors to ensure all procedures are followed properly. This includes final inspection of all work performed by outside vendors.

Training/Human Resources 15%

  • Interviews, selects, disciplines and terminates all maintenance staff. Includes proper documentation of employee Includes an ongoing program for the orientation, training and development of each employee.
  • Maintains the departmental communication through the effective use of staff meetings, logbooks and bulletin boards.
  • Maintains emergency procedures and equipment and assists in the implementation of emergency procedures with management and local services for the safety of guests and employees.

Budget Duties 10%

  • Monitors actual department cost by forecasting and comparing forecast to actual.
  • Maintains budgeted labor standards by forecasting and comparing forecast to actual.
  • Presents budgets and pricing for projects clearly and accurately to management and ownership.
  • Provides budgetary options for large projects over long time frames, to properly maintain the facilities. This includes receiving quotes from multiple vendors.

Requirements:

Physical Demands: Requires the ability to stand/walk entire shifts. Requires ability to perform light to heavy physical labor (lifting, bending, climbing, reaching, stretching, pushing and pulling). Requires ability to lift 75 pounds frequently. Requires ability to move fingers and hands quickly and easily. Requires ability to communicate orally and in writing with maintenance/ hotel staff and guest.

Environmental Conditions: Inside and outside. Partially protected from weather conditions but may require outside work up to 50% of shift, e.g., grounds maintenance and parking lot repairs.

Education/Vocational Preparation: Associates degree in vocational field and/or vocational training in mechanical engineering, refrigeration and heating and cooling or plumbing field. On-the-job training may substitute for education/vocational requirements.

Hazards: May include, but not be limited to, burns, cuts, slipping and tripping injuries incurred through performance of physical labor. Also may include chemicals.
