Job description:
We are seeking a proactive and skilled Apartment Maintenance Technician to ensure the optimal operation, safety, and aesthetic appeal of residential apartments under our management. In this role, you will perform a wide range of maintenance and repair tasks, from electrical and plumbing, HVAC, to painting and apartment upkeep. Your expertise will help create a comfortable, safe, and well-maintained environment for residents living in our rental units. This position offers an opportunity to showcase your mechanical knowledge, troubleshooting skills, and leadership abilities in a dynamic residential setting. This role requires someone who can troubleshoot efficiently, work diligently, and respond to service requests with a high level of professionalism.
Responsibilities
- Conduct routine inspections and preventative maintenance on apartment units and common areas to ensure safety, functionality, and cleanliness.
- Troubleshoot and repair electrical systems, including wiring, outlets, switches, and circuit breakers using schematics and electrical experience.
- Perform plumbing repairs such as fixing leaks, unclogging drains, replacing fixtures, and maintaining water systems.
- Carry out residential painting projects to maintain the aesthetic quality of units and communal spaces.
- Oversee residential apartment maintenance tasks including HVAC systems, lighting, carpentry, and general building upkeep.
- Maintain detailed records of work orders using phone APP based systems for tracking time, notes and pictures of completed work (FieldPulse).
- Provide excellent customer service by addressing resident concerns promptly and professionally while maintaining a positive attitude.
- Lead or support team members in maintenance projects, fostering a collaborative environment that emphasizes safety and quality.
- Communicate effectively with tenants, Property Managers, and vendors, including timely updates and clear documentation.
Requirements
- Must have and demonstrate strong understanding of smart phones and use of APP based systems for time tracking, project notes, punching in and out daily (FieldPulse).
- Proven experience in apartment maintenance and residential property management with a focus on apartment communities.
- Strong mechanical knowledge with familiarity in various systems of electrical, plumbing, or HVAC.
- Proficiency with tools such as ohmmeters and other diagnostic equipment essential for troubleshooting electrical issues.
- Excellent communication skills in English to coordinate with team members, residents, vendors, and supervisors effectively.
- Supervising or leadership experience is preferred to support team development and project management.
- Ability to perform physically demanding tasks including lifting heavy objects, climbing ladders, and working in confined spaces safely.
- Ability to troubleshoot independently and handle multiple tasks.
- Valid driver’s license and reliable transportation.
- OSHA 10 certification
