Job Purpose
The facilities assistant performs a variety of custodial, housekeeping, groundskeeping, maintenance and repair duties for all Town buildings and grounds with the goal of keeping Town property in a state of good repair. Proactively ensures that all Town buildings, facilities and grounds receive adequate attention to provide a presentable, clean and safe environment for Town staff and public.
Supervision
Works under the direct supervision of the Facilities Director and under the broader, general supervision of the DPW Superintendent. This position will work independently on daily and recurring tasks, identifying areas and issues that require attention and will also be instructed on specific tasks/projects that need to be accomplished in a specific time period. This position is expected to respond to emergency situations such as weather events and alarms. The position requires the ability to be self-motivated, make independent decisions and exercise good judgement in performing tasks.
Job Environment/ Physical Requirements
The nature of the work requires physical effort and may have to be performed under adverse conditions and exposure to variable weather conditions. The Facilities Department may be called in at any hour of the day to address an emergency or building alarm and will require working for an extended period of time in situations such as snowstorms, etc. Periodic early morning, evening and weekend work will be required as job duties demand.Travel is required for short distances among Town facilities and acquiring supplies, etc. Works alone as a member of the facilities team.
While performing the duties of this job, the employee is required to stand; walk; use hands and fingers to handle, feel or operate objects, tools or controls; and reach with hands and arms. The employee is occasionally required to sit, climb, balance, stoop, kneel, crouch, crawl, talk, hear and smell. The employee must be able to lift and/or move objects up to 65 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
Errors could result in damage to equipment, buildings, injury, delay or loss of service and danger to public safety.
Essential Functions- The essential functions or duties listed below are intended only as illustrations of the various type of work that may be performed. · Performs hand mowing, trimming, sweeping, etc. of building grounds and facilities.
· Performs standard custodial tasks at all Town buildings/facilities following schedule.
· Frequently inspects facilities for cleanliness, safety issues and maintenance needs.
· Assists staff with setting up and moving furniture/fixtures or other items.
· Sets up rooms for various public meetings and events.
· Performs and assists with routine preventative maintenance tasks.
· Responsible for snow removal and winter safety procedures before, during and after storms to ensure safe and timely access to Town facilities.
· Performs improvement projects such as painting, carpentry, landscaping, mechanical repair, etc.
· Opens, closes and secures public buildings; responds to alarms.
· Helps coordinate, support and monitor contractor/vendor activity at Town buildings.
· Attends training as required.
· Other duties as assigned.
Recommended Minimum Qualifications
Education and Experience
· High School Graduate
· Valid MA driver’s license.
· Minimum ofthree (3) years prior work experience; or any equivalent combination of education, training and experience which provides the required knowledge, skills and abilities to perform the essential functions of the job.
Knowledge, Ability and Skill
Knowledge: Working knowledge of sound custodial practices, building and grounds maintenance products, equipment, techniques and practices. Working knowledge of building systems such as HVAC, plumbing, electric, public address, telephones and projectors. Knowledge of safe work practices. OSHA certification preferred.
Ability Ability to verbally communicate clearly and professionally. Ability to carry out a variety of work assignments in a detailed, efficient, independent, and safe manner. Ability to identify unsafe practices or situations. Ability to safely carry out job duties under all working conditions in an efficient manner. Ability to use self-initiative to address problems, issues or concerns. Ability to work in both a self-directed manner and follow oral instructions as part of a team and take direction. Ability to read, interpret and follow written instructions. Ability to work with a wide range of tools and equipment. Ability to learn and use electronic building management systems.
Skill Proficient mechanical, technical and physical skills required to carry out job duties. Proficient with email and other standard computer/internet skills. Demonstrated professional customer service skills such as patience, listening and verbal communication.
Pay: $27.00 - $29.00 per hour
