Performs varied skilled work in several trades involving the maintenance and repair of structures, machinery and equipment for heating, ventilating, refrigeration and air conditioning systems.
 
Reports to Department or Division Head as assigned.

Education & Exeprience:

High School Diploma or Trade School Certification.

Four years journey level (skilled mechanic) experience as a building maintenance or instrumentation mechanic or closely related trade. Work experience must include operating, maintaining and repairing of building structures, heating, ventilating, air conditioning, plumbing and boiler equipment and systems.
 
Must possess and maintain EPA Universal certification for Refrigerant. (Certification Stipend $2000.00 per annum)
 
Valid driver's license.
 
NOTE: An Associates Degree from an accredited college in electrical technology or a closely related field may be substituted for one year of the journey level experience.

Qualifications:
 
Thorough knowledge of safety systems and programs, including OSHA regulations, that pertains to facilities management and recycling building systems.
 
Considerable knowledge of the maintenance and operation of heat generation equipment and heating systems.
 
Considerable knowledge of maintenance and repair of plumbing systems and electrical/pneumatic heating control systems.
 
Considerable knowledge of electrical systems including emergency lighting systems, fire alarm systems, and generating machinery.
 
Considerable knowledge of air conditioning systems and combined HVAC systems, including maintenance and repair of associated equipment.
Working knowledge of pneumatic and electronic controls.
 
Working knowledge of national, state and local codes and regulations, including OSHA, ASME code for low pressure boilers and unfired pressure vessels, and national and local plumbing, electrical, building health and fire codes as it relates to school buildings.
 
Skilled in verbal and written communications and interpersonal relations.
 
Ability to assign and direct the work of others when functioning as Lead.
 
Ability to attend to details  including working with administration
processes, service orders ,work tickets etc.
 
Ability to use a personal computer and related software.
 
Ability to work from sketches and drawings.
 
Ability to read and understand blueprints, electrical schematics and operational manuals.
 
Ability to interact courteously and effectively with administrative officers, employees and the general public.
 
Ability to operate hand and power tools common to building trades.
 
Ability to use many types of calibration and testing equipment, including pneumatic, electrical and mechanical.
 
Ability to stand for long periods of time while performing arduous tasks and handling heavy equipment.
 
Work in stooped or otherwise awkward positions for extended periods.
 
Lift or carry items over 80 lbs.
 
Ability to climb ladders, scaffolds and related equipment.
 
Work in confined or close quarters, including pipes, tunnels and attics for extended periods.

Duties and Responsibilities:
 
Responsible for maintaining the building comfort level and ensuring conservation of utilities through the operation of facility management software.   Executes other comfort level and energy conservation programs by reviewing blueprints, electrical schematics and operational manuals to monitor, troubleshoot and adjust heating, ventilation and air conditioning systems..
 
Calibrates and maintains heating and cooling equipment to highest efficiency; includes thermostats, master and sub-master operation and controllers.
 
Program and monitor daily schedule of events via computer software for starting, stopping and control of HVAC equipment to maintain maximum efficiency.
 
Checks and maintains all water or steam boiler equipment, fans and mechanical room equipment to ensure proper operation and makes necessary adjustments for proper air temperatures in all areas.
 
Performs routine maintenance such as cleaning and replacing filters, coils on A/C and ventilation equipment, cleaning boilers tubes, fireboxes and chimneys.
 
Checks, maintains and operates A/C equipment including absorption chillers and cooling towers.
 
May perform repairs and regular preventative maintenance on ozone bromine system for swimming pool filtering equipment and dehumidification system that controls the air quality in the pool area
 
Repairs and maintains electrical systems including emergency lighting, fire alarm systems, generating machinery, security systems, cameras, etc.
 
Repairs, replaces and maintains plumbing and sanitary waste systems; includes switches, controls, circuit breakers, clears stoppages, flushometers and faucets and water mains and related piping.
 
Performs structural repairs, including masonry, painting and carpentry.
 
Performs emergency repair tasks.
 
Operates automotive equipment.
 
Maintains current records of preventive maintenance work. and updates MSDS data sheets.
 
Performs visual inspections and electro/mechanical testing on physical plant equipment.
 
May make independent decisions regarding work methods.
 
When assigned by Facility Directors or their designee, will serve as lead for a crew of skilled trades employees, assigning individual tasks and inspecting for quality and quantity of work performed; directs other skilled trades employees in the proper work techniques.
 
Orders building and maintenance supplies.
 
Inspects work done by outside contractors.
 
Coordinates work of in-house staff and outside contractors.
 All positions may be subject to an interview process.  The Town reserves the right to limit the number of qualified candidates who will be invited to participate in the examination, or any part thereof.

All outside candidates will be required to undertake and successfully pass a pre-employment medical examination, which includes a substance abuse test that includes testing for THC (the psychoactive ingredient in marijuana), given at the Town's expense prior to employment if conditionally offered a part time, full time or safety sensitive position.

The investigation will only be conducted as the last step prior to an offer. Refusal to sign the release form will terminate the candidate's further consideration.
