Role Overview:
We are seeking an experienced and detail-oriented Title Specialist to join our Title Operations team. This role is responsible for performing comprehensive commercial title examinations, reviewing title search products, and ensuring the accuracy and quality of title commitments, reports, and related deliverables. The ideal candidate possesses strong analytical skills, a thorough understanding of title examination principles, and the ability to manage multiple transactions while maintaining exceptional attention to detail.

The Title Specialist will collaborate closely with internal teams, clients, and service vendors to deliver accurate, timely title products while upholding Tower Title's commitment to quality, responsiveness, and exceptional client service.
Key Responsibilities:
➔ Commercial Title Examination: Perform comprehensive title examinations for commercial real estate transactions by analyzing chains of title, reviewing recorded documents, identifying title defects, and preparing accurate title products in accordance with company standards.
➔ Title Product Review & Preparation: Review title searches, commitments, property reports, and related title products to ensure accuracy, completeness, and compliance with client requirements before delivery.
➔ Client & Transaction Support: Communicate directly with clients, attorneys, surveyors, and internal teams to resolve title issues, answer file-specific questions, and provide exceptional customer service throughout the transaction lifecycle.
➔ Quality Assurance & Compliance: Maintain a high level of accuracy by identifying title exceptions, resolving discrepancies, adhering to underwriting guidelines, and ensuring all work meets Tower Title's quality standards and client expectations.
➔ Systems & Workflow Management: Utilize company operating systems, including ResWare and other internal technologies, to manage workflows, maintain accurate file documentation, and support efficient processing of commercial title transactions.
➔ Cross-Functional Collaboration: Partner with title, closing, escrow, and operations teams to facilitate smooth transaction processing, resolve complex title matters, and contribute to continuous process improvements that support organizational growth.
Qualifications:
· Minimum of 2 years of title examination experience is required. Commercial title experience is strongly preferred, with telecommunications, energy, or infrastructure project experience considered a plus.
· Strong knowledge of title examination principles, including chain of title review, vesting, legal descriptions, easements, liens, encumbrances, and other matters affecting title.
· Excellent analytical, organizational, and time management skills with the ability to manage multiple transactions and meet deadlines in a fast-paced environment.
· Exceptional attention to detail with a commitment to producing accurate, high-quality title products while maintaining efficiency.
· Strong written and verbal communication skills with the ability to professionally interact with clients, vendors, underwriters, attorneys, and internal teams.
· Proficiency with Microsoft Office applications. Experience using ResWare or is strongly preferred.
· Ability to identify and resolve title issues while exercising sound judgment and escalating complex matters when appropriate.
· Self-motivated with strong problem-solving skills and the ability to work both independently and collaboratively within a team-oriented environment.
· Ability to work onsite full-time at our East Providence office, Monday through Friday.
· Availability to work an 8-hour scheduled shift between 9:00 AM and 6:00 PM EST, based on business needs.

Pay: $26.00 - $31.00 per hour
