What are the responsibilities and job description for the Commercial Real Estate Construction Foreman position at TMT Properties?
We are seeking an experienced Construction Foreman to plan, participate, and supervise a range of construction projects from start to finish.
The ideal candidate will have an In-depth knowledge in all construction methodologies and procedures and the ability to coordinate a team of professionals of different disciplines! Job sites primarily range from Lantana to Fort Lauderdale. Some paid travel may be required to Clearwater, Orlando, Naples & Fort Myers.
The goal will be to assist our General Contractor in building a great team and ensuring all projects are delivered on time according to requirements and without exceeding budgets.
Weekends may be required from time to time depending on workload and timelines.
Responsibilities:
- Manage the day to day operational and tactical aspects of multiple rehabilitation and/or tenant improvement projects in a working (swinging a hammer) supervisory role
- Ensure quality work is performed for all aspects of the renovation/construction process
- Collaborate with in-house technicians, subcontractors, sales professionals, property managers and other key personnel to determine the specifications of the project
- Prepare and submit budget estimates, progress reports, or cost tracking reports
- Prepare contracts and negotiate change orders with subcontractors
- Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations; Takeoffs, Floorplans
- Outline the scope of work for projects and effectively communicate the work plan with customers, service technicians, and external vendors
- Evaluate progress and prepare detailed reports
- Knowledge in all areas of construction; drywall, electrical, plumbing, irrigation, landscaping
- Punch out each property properly to make sure that completion includes a clean, well punched out space, ready for the marketplace
- Ensure adherence to all health and safety standards
- Reviews and prepares Subcontractor, Vendor or other invoices for prompt processing and payment.
- Must be willing to work hands-on on tasks, job sites, inside or outside conditions
- Management of a 5-10 person team, including: Hiring, Disciplinary Reports, Terminating, Evaluation Reports
Qualifications and Skills:
- Proven experience as a construction project supervisor
- In-depth understanding of construction procedures and material and project management principles and costs
- Outstanding communication and negotiation skills
- Excellent organizational and time-management skills
- Must be a team player with leadership abilities
- Experience driving a pickup truck and pulling a trailer
- Ability to lift up to 60 pounds
- Bi-lingual (English & Spanish) required
- Proficiency in Microsoft Excel and Word
- Critical thinking skills
- Ability to build a strong team
- WILLING TO "SWING A HAMMER" when needed
