Position Overview:
We are looking for a highly motivated Assistant Project Manager to assist our Principals and Project Managers on projects from our office in Manhattan. This role is open to a seasoned APM who can work in a fast-paced setting on multiple projects in a busy small GC office.
Key Responsibilities: Support and assist company Owners and Project Managers on projects in the office, from start to finish:
· Point of contact for assigned PM team and all assigned projects
· Ability to communicate effectively in real time, with subcontractors, vendors and clients
· PM Software implementation & Administration
· Maintain & update all Master Project Trackers (CCI, COI, Close Out Package, Lien Waivers, Change Order
· Project Budgeting/Bidding/Customer Proposal
· Project Scheduling
· Maintain and update job Contact Sheet
· Maintain & update job folders
· Assist PM in subcontractor bidding and awarding
· Site logistics (deliveries and ordering)
· Purchase Order management (paperwork and follow up)
· Change Order management (paperwork and follow up)
· Drawing Log management for projects
· RFIs
· Submittals
· Weekly client and project progress reports
· Cost management analysis for project paperwork
· Subcontractor invoice routing for PO, CO and payments
· Ordering Materials for project
· Job Logbooks: Safety, toolbox, permits, sign in
· NY Permit Process
· DOT - permits
· DOB - permits
· Out of state Permits & Licensing process & renewals
Qualifications:
- At least 3 Years of APM experience
- EXCEPTIONAL multitasking and organizational skills, with the ability to manage details for multiple jobs.
- Can do attitude with excellent communication and interpersonal skills.
- Comfort with technology and an eagerness to solve problems with a fast-paced boutique construction company.
- MUST have experience in general contracting and project management
