Position Summary
Title Guarantee is seeking a detail-oriented Title Searcher to join our team at our Cottonwood Heights office. In this role, you will research public records to determine ownership interests and identify any encumbrances on residential and commercial real estate. We value candidates who are licensed title professionals, but licensing is not a requirement.
Compensation is based on licensing status and prior experience, with a pay range of $36,000 to $100,000 annually.
Essential Responsibilities
- Conduct thorough searches of county and public records to gather information related to property titles, including deeds, liens, mortgages, judgments, and other recorded documents.
- Summarize and analyze findings to verify legal descriptions, ownership history, restrictions, and outstanding encumbrances.
- Prepare detailed title search reports and communicate findings clearly to internal teams.
- Review statutes and public documents to determine actions needed to clear title issues.
- Collaborate effectively with managers, team members, and clients via phone, email, and in-person communication.
- Manage and prioritize daily workload to meet deadlines in a fast-paced environment.
Qualifications
- Prior title searching or real estate title experience required.
- Title license preferred, but not required.
- Strong working knowledge of Microsoft Office Suite and Outlook.
- Exceptional attention to detail with excellent organizational and time management skills.
- Ability to work independently, take initiative, and exercise sound judgment.
- Professional written and verbal communication skills.
- Ability to actively listen, interpret nonverbal cues, and maintain positive interactions with clients and team members.
