Title Alliance is looking for a Closer with the right energy and dedication to be a part of our growing team. This position requires strong customer service skills and attention to detail.
Job Summary
Responsible for pre-closing, coordinating with agents & lenders, preparing settlement statements, scheduling and conducting the closing, issuing title policies, preparation and recording of documents and making appropriate disbursements associated with the settlement process. Must be able to trave to multiple locations for closings.
Duties
· Attend Real estate office meetings when possible and provide title updates/value.
· Complete capture report monthly.
· Rhyno oversight for the office.
· Review and clear title; identify underwriting concerns; prepare the settlement statements if applicable.
· Must adhere to company production goals
· Order all items applicable to a transaction, such as tax certifications, inspections, surveys, payoff statements, conveyancing (specific to PA); bring downs/updates; *Assistants to order outs, Inspections are ordered by Title Officers, bring downs/updates done by Title Officers. Prepare settlement statement and closing packages (if applicable).
· Prepare and make bank deposits; obtain funding approval if applicable; and disburse funds in accordance with the signed settlement statement.
· Complete post-closing duties including recordings, balancing to Simplifile report, if applicable; preparing wire transfers and final title policies (except in AZ) if applicable.
· Maintains knowledge and seeks out industry developments that affect the title insurance transactions.
· Responsible for understanding all parts of the escrow process to ensure that orders are opened with the end result in mind.
· Coordinate communication with the realtors, lender, attorneys, buyers, sellers, members, etc., to prepare for settlement.
· Ensure that all items on a title commitment are resolved before closing. Clearing title defects (obtaining documentary proof to resolve a defect or obtain new signatures on documents needed to obtain clear and marketable title), and ordering mortgage/lien payoffs. If applicable
Other Requirements
· High School diploma and must have a minimum of 2 years escrow officer/closing experience performing the title and escrow duties of this position.
· Flexible and able to multi-task; can work within an ambiguous, fast-moving environment, demonstrated resourcefulness in setting priorities.
· Title license or ability to obtain within 90 days
· Notary or ability to obtain within 30 days.
· Knowledge of title industry software, ResWare preferred.
· Familiar with title and escrow regulations in the state where employed.
· Familiar with E-Recording where applicable, Simplifile preferred.
· Successfully completes regulatory and job training requirements.
· Ability to work with others in a team environment.
