Asst Superintendent - residential construction

Our company partners with large builders in the new residential construction industry in a number of different capacities. We are currently hiring Asst Superintendents, for back end management, to help manage subcontractors and oversee the overall building process in delivering new homes throughout the Central Valley

Job Description:

Asst Superintendents will need to provide site management in the assigned community and are responsible for helping manage the home-building process. Key responsibilities include ensuring timely completion of homes while meeting financial, quality, safety, and customer satisfaction goals. The Asst Superintendent's responsibilities span a broad spectrum to include project planning/scheduling, resource allocation and subcontractor and subcontractor relations, cost management, safety and compliance, quality, and customer satisfaction.

Responsibilities:

• Responsible for helping manage the overall homebuilding process
• Promote a team environment
• Build and maintain positive subcontractor relations
• Continually evaluate quality, safety, scheduling and cost control measures and enforce the site safety
• Work under direction of the Superintendent and alongside the builder's sales & management personell
• Manage the construction schedule and ensures that the highest quality product is delivered on time and within budget
• Develops and implements recovery strategies to maintain schedule, authorize payment for materials received and work completed
• Provide clear answers to buyers about how the home is built, ensure the overall condition of the home at move-in is satisfactory to the home buyers
• Provide an outstanding level of customer service at all times
• The home is completed by the original date provided to the homebuyer
• Ensures that the worksite is clean, orderly and visually appealing to customers during construction
• Help manage the post-close process for the warranty to include assessing warranty requests, determining the course of action, scheduling trades, and managing quality assurance
• May include performing finishing touches on homes, such paint touch ups, small drywall patches, etc.
• You are willing to perform other duties as assigned

Education: Not Specified

• High school diploma or equivalent

Experience: 24 months

• minimum of 24mos as an Asst Superintendent in the construction industry

Physical:

• The ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds
• Must be able to climb stairs
• Required mobility around the job site either by walking or use of an automobile
• Work outside in all weather conditions
• Must be able to able to remain in a stationary position up to 50% of the time

Skills:

• Must possess demonstrated knowledge of new home construction process, scheduling and cost control procedures
• Must be able to read, understand and interpret construction documents, drawings, specifications, scopes of work and project schedules, with knowledge of all phases of new homes construction
• Must be proficient in all Microsoft Office Applications as well as have savvy computer skills
• Must be strong in communication skills both oral and written as well as strong in organization skills
• Must be customer service oriented and believe customer is number one priority
• Must understand the need to be flexible and prioritize tasks in order to meet deadlines
• May include performing finishing touches on homes, such paint touch ups, small drywall patches, etc.
• Must be willing to perform other duties as assigned
