The Maintenance Director is responsible for managing the community’s daily preventive maintenance program including inspection, repair, and general maintenance of the building, grounds, and apartments.
Duties and Responsibilities
- Interacts with residents and staff in a professional, friendly and compassionate manner at all times.
- Understands and adheres to maintenance budget.
- Orders materials for maintenance and repairs as needed; calls vendors to obtain quotes for work when needed.
- Inspects and repairs kitchen equipment as needed.
- Oversees the community safety program and conducts regular safety meetings for community staff.
- Schedules and conducts community fire drills as required.
- Completes make-ready process of vacant resident apartments, including painting, carpet cleaning, and general repairs.
- Provides general repairs and maintenance in resident apartments and common areas.
- Responsible for proper use and storage of tools and materials.
- Ensures compliance of safety standards as required by the company, local, city, state, and federal and OSHA guidelines.
- Responds to emergency calls as needed.
- Maintains building and grounds to company standards, which may include painting, mowing, landscaping and trash pick-up/disposal.
- Follows all OSHA, Fire, Health Department and safety requirements.
- Demonstrates high standards of ethics and personal accountability.
- On-call 24 hours per day, 7 days per week if needed, or on rotation established by the community.
- Other duties as assigned.
- Job requires walking and standing for extended periods of time.
- Push, pull, lift up to 50 lbs.
Qualifications
- High School Diploma or GED.
- Current Driver’s license and proof of insurance.
- Ability to maintain confidentiality.
- Basic knowledge of electrical, plumbing and carpentry.
- Knowledge of safe handling of tools normally used in maintenance projects.
- Knowledge of local fire safety codes relating to the community.
- Must be able to read, write and communicate effectively with residents and co-workers in English.
- Demonstrate good judgement skills.
- Must have basic computer skills.
- Ability to work well under stress, complete assignments accurately, and work independently, as well as with co-workers.
- Demonstrate desire to be a team player.
- Regular attendance is required.
- Ability to push, pull, lift up to 50 lbs.
