Client Solutions delivers integrated real estate operating services to third-party owners across office and mixed-use assets. Our capabilities span Property Management, Asset Management, Leasing, Studio, and Construction Supervisory services.
Tishman Speyer is seeking a Director, Client Solutions Platform Development & Execution to help institutionalize and scale our third-party operating model. This role is central to ensuring that we can onboard new mandates effectively, execute complex transitions, standardize service delivery, and drive performance across multiple teams and stakeholders.
This is a hands-on, outcomes-driven role for a senior operator who thrives in dynamic environments and is comfortable operating across functions. The Director will work closely with internal leadership and field teams, and will engage directly with clients and ownership groups, particularly during onboarding, transitions, and service delivery initiatives.

Key Responsibilities
Portfolio Transitions and Onboarding
- Lead the operational onboarding of new third-party client mandates, including transition planning, execution, and stabilization
- Build and continuously improve standardized transition frameworks, playbooks, and readiness checklists
- Coordinate cross-functional integration across Property Management, Asset Management, Leasing, Studio, and Construction Supervisory services
- Establish first 30/60/90-day execution plans, governance, and reporting expectations for each new client assignment
- Identify risks early, drive issue resolution, and ensure consistent client communication throughout transitions
- Define and implement scalable operating procedures, service standards, and workflows across service lines
- Develop governance structures, cadences, and decision rights to support reliable execution at scale
- Translate best practices into repeatable processes, templates, and tools that field teams can adopt
- Drive continuous improvement initiatives that strengthen quality, efficiency, and client experience
- Establish KPI frameworks and dashboards that measure service delivery, client satisfaction, operating performance, and execution quality
- Implement operating rhythms, including regular performance reviews with internal stakeholders and clear accountability for outcomes
- Create standardized client reporting frameworks and ensure consistency across accounts and markets
- Use data and field feedback to identify trends, root causes, and improvement opportunities
- Serve as a central connector across internal teams, external vendors, and ownership groups to drive alignment and execution
- Lead complex initiatives that span multiple verticals and ensure handoffs between teams are clear and seamless
- Remove bottlenecks, resolve operating challenges, and drive completion of critical deliverables on tight timelines
- Influence without authority, using strong structure, communication, and follow-through
- Act as a senior point of support for key client stakeholders during transitions and major platform initiatives
- Help shape and reinforce the Client Solutions service model, including expectations, scope clarity, and delivery consistency
- Partner with leadership to ensure the platform is equipped to deliver institutional-quality service across a growing portfolio
- 10 years of relevant experience in third-party property management, real estate services, or institutional real estate operations
- Demonstrated experience leading or supporting portfolio transitions, onboarding, mobilizations, or takeover assignments
- Strong ability to build operating infrastructure including playbooks, workflows, governance, reporting, and KPI frameworks
- Proven track record driving execution across multiple stakeholders, teams, and workstreams
- Strong financial and analytical skills, comfortable building and interpreting performance reporting
- Exceptional communication skills, including client-facing presence and clarity under pressure
- Experience across office and mixed-use assets preferred
- Bachelor’s degree required; MBA or similar advanced degree is a plus
