The Maintenance Specialist job responsibilities include:
- Removes garbage, papers, and recyclables from the buildings and disposes of the materials in the dumpster or recycling bins
- Sweeps and mops the laundry room, public bathroom floors, stairways
- Vacuums all carpeted hallways and common areas
- Washes all exterior windows in the spring and fall
- Ensures the grounds are kept clear of litter
- Removes snow and ice from walkways and entrances
- Monitors the use of maintenance and cleaning supplies and informs the supervisor when supplies are needed
- Provides maintenance support to Agency facilities, as needed
- Inspects, diagnoses, and corrects problems in an apartment complex
- Uses power tools such as electric drills, saws, and electronic testing devices for minor repairs
- Refers to repair manuals to order parts and/or repair equipment
- Performs a visual inspection of the common areas, including hallways, to determine the need for replacement light bulbs/tubes
- Repairs electrical and plumbing fixtures which can include, but not be limited to, the replacement of lighting ballasts, switches, plumbing valves, and etc.
- Maintains plumbing, floor and ceiling tiles, windows, etc., changing light bulbs, ballasts, and other equipment to ensure the health and safety of each building
- Installs air conditioners as necessary by program needs.
- Monitors heating units during the heating season and reports any operating problems to supervisor
- Performs maintenance on vehicles, machinery, power tools, and mechanical equipment such as lawn mowers, snow blowers, rug shampooer, etc.
- Accompanies the service technicians on inspections as necessary
- Informs Properties Coordinator of projects that need attention or need to be completed in a timely manner
- Responds to assigned maintenance-request task as designated by Properties Coordinator.
- Prepares vacant apartments for new tenants by cleaning and painting
- Assists with planning, coordinating, and implementing multiple priorities and projects
- Recommends and implements solutions to maintenance problems
- Troubleshoots and corrects mechanical, electrical, plumbing, construction and other problems
- Uses construction skills in property improvement
After Hours/Emergency Responses
- Responds to emergency requests for maintenance repairs or emergency services at the properties managed by the Housing Department (e.g. no hot water), as designated, and only if available
- Performs snow/ice removal during non-agency hours, as designated
Minimum Education and Experience:
- A graduate from a regionally accredited or New York State registered two year college with an associate degree AND three years of experience in a related field: OR
- High school or equivalency diploma required AND five years and/or maintenance experience or construction experience required.
Other Facts
- Attends training programs as needed or directed;
- Working hours at programs operated by the Agency will correspond to the needs of the participants and the purpose of the program;
- There will be occasions when after hours, weekend, or holiday hours will be necessary;
- Must have physical capacity commensurate with the position;
- On-site attendance is a requirement of this position.
- Assumes responsibility for meeting the transportation needs as required by the nature of the position and have a clean, current driver license that is acceptable to Agency standards;
Physical Demands and Working Conditions
Constantly: Activity/condition exists from 2/3 or more of the time
- Utilizes near vision, midrange vision, far range vision, and depth perception to perform visual inspections of the premises as well as to perform maintenance activities
- Talks and listens in person and over the telephone to convey information
- Walks inside buildings and outside over uneven terrain to perform maintenance and cleaning activities
- Stands and stoops in order to perform tasks such as painting, vacuuming, mopping, and washing windows
- Uses hands and arms to operate hand tools in the performance of building and equipment maintenance, etc.
Frequently: Activity/condition exists from 1/3 to 2/3 of the time
- Sits, crawls, crouches, kneels, and reclines to make plumbing repairs for maintenance of equipment and cleaning
- Pushes and pulls up to 50 pounds when using equipment such as carpet cleaners, snow blowers, lawn mowers, and etc;
- Reaches when performing activities such as changing light bulbs, painting, and washing windows.
Occasionally: Activity/condition exists up to 1/3 of the time
- Moves 100 pounds, with assistance, when removing garbage, loading/unloading trucks, and supplies
- Climbs a ladder to clean windows, install air conditioners, inspect roofs, and paint
- Maintains balance when walking on roofs and ceiling joists
- Pulls starter cords on lawn mowers, snow blowers, and other small motors
- Shovels snow
- Utilizes color vision when performing electrical repairs
- Drives agency vehicle
