Building Superintendent

Position Summary: This is a part-time 10 hour per week position responsible for maintenance of the TSPC buildings infrastructure and maintenance of the church van. This position is directly supervised by and reports to the Property Ministry for day-to-day tasks. The Building Superintendent coordinates with the TSPC Administrative Assistant as required.

Duties and responsibilities:

Include, but are not limited to:

a. Monitor HVAC systems and temperatures inside church campus buildings. Schedule and adjust temperature settings utilizing TraneConnect Software.

b. Coordinate with constantly fluctuating building usage and demand to make for comfortable occupancy while also maximizing energy efficiency of all HVAC systems throughout entire campus. Set temperatures in coordination with parameters established by Property Ministry.

c. Assist in changing HVAC filters for all systems every 3 months on air systems and 6 months on geothermal system.

d. Inspect (walk thru) all buildings and attic on at least a weekly basis to ensure that proper maintenance is being kept up on all physical and mechanical systems. (All plumbing, door hardware, appliances, etc.)

e. Repair/Remedy all issues which can be readily fixed. Coordinate any purchase of necessary materials for repairs thru Property Ministry.

f. Report, in writing, any issues which are not immediately remedied to Property Ministry. Preferred means of written communications will be mutually agreed upon between Property Ministry and the Building Superintendent.

g. Work with Property Ministry to schedule and coordinate having repairs made as well as regular maintenance/inspections by outside vendors. A sample (not all inclusive) list of some of our current vendors is as follows:

Current Vendors: HVAC System – Mountain Valley

Geothermal System – Young Mechanical

System Software – TraneConnect

Appliances – Valley Restaurant Repair

Cleaning – Guaranteed Cleaning Service, Inc

h. Assist in checking conditions at the Church Campus to advise Property as well as Worship Ministries in coordinating weather related cancellations.

i. Reset exterior lights following any power outage.

j. Coordinate upkeep/maintenance of TSPC van.

k. Fuel and check fluid levels in van every Wednesday.

l. Take van to have oil changed and State Inspection at necessary intervals.

m. General coordination with Property Ministry for the good of the buildings of Tinkling Spring Presbyterian Church.

Expectations:

a. Computer literacy and proficiency in learning to work with the TraneConnect Software and Mobile Application;

b. Availability and on-call response for resolving some issues in a timely manner;

c. Maintain confidentiality of the workplace;

d. Be respectful of others and cordial in work relationships;

e. Display professionalism, mature judgment, trustworthiness, patience, and punctuality in performance of regular duties and assigned tasks.

Pay: $20.00 - $25.00 per hour
