Position Summary
The Manager serves as the sole on-site operator and accountable leader for the day-to-day management of a self-storage facility. This position requires a self-directed, highly reliable individual who thrives in an independent work environment and can consistently execute operational, customer service, and facility management responsibilities with minimal oversight.
As the primary on-site representative of a self storage facility, the Manager safeguards the asset, drives occupancy and revenue performance, and ensures a professional, compliant, and customer-focused operation at all times.
Live-on-site or extended on-site presence may be required or preferred, depending on operational needs.
Key Responsibilities
- Independently execute daily opening and closing procedures in alignment with company standards
- Manage the full tenant lifecycle, including move-ins, move-outs, transfers, and account adjustments
- Serve as the primary point of contact for customers via phone, email, and in-person interactions
- Conduct facility tours and convert inquiries into executed rental agreements
- Process payments, reconcile daily deposits, and maintain accurate, audit-ready financial records
- Perform daily lock checks, unit status verification, and comprehensive property inspections
- Monitor and troubleshoot gate systems, access controls, lighting, and security cameras
- Coordinate vendors, oversee maintenance services, and perform minor repairs as needed
- Enforce delinquency procedures and administer lien and auction workflows in compliance with policy
- Maintain organized digital documentation, leases, and tenant records
- Support marketing initiatives including rate reviews, signage, and online listings
- Complete daily, weekly, and monthly operational checklists with consistency and precision
Operational Scope & Ownership Accountability
- Maintain cleanliness, safety, security, and curb appeal of the facility
- Protect company assets and monitor security risks proactively
- Track and manage key performance indicators, including occupancy, delinquency, and revenue trends
- Ensure strict adherence to lease terms, company policies, and compliance requirements
- Prepare operational summaries and provide reporting support to ownership

Work Environment
