PROPERTY MAINTENANCE TECHNICIAN
Position Summary:
The Property Maintenance Technician is responsible for the daily upkeep, repair, preventative maintenance, and general care of the buildings and grounds throughout the Miami Airport Industrial Center and Milam Industrial Center portfolio. This position ensures that all areas of the property are maintained in a clean, safe, orderly, and professional condition consistent with Time Equities Inc. standards. This position requires the ability to communicate effectively in both English and Spanish.
Key Responsibilities:
General Building & Facility Maintenance
- Perform routine building repairs including minor carpentry, door hardware adjustments, wall patching, painting, and fixture repairs.
- Replace ceiling tiles, light bulbs, electrical outlet cover plates, door sweeps, and other small components as needed.
- Conduct scheduled and preventative roof inspections, identify leaks or deficiencies, and report findings for repair coordination.
- Conduct regular inspection rounds of common areas, mechanical rooms, warehouse corridors, and exterior building perimeters.
Tenant Support
- Respond promptly and professionally to tenant maintenance requests.
- Complete all work orders accurately and fully. Including description of work to be performed.
- Communicate clearly and respectfully with tenants, vendors, contractors, and property management staff.
- Provide bilingual (English/Spanish) communication with tenants as needed.
Grounds & Exterior Maintenance
- Maintain cleanliness of property exteriors including sidewalks, parking lots, loading docks, dumpster areas, and building entryways.
- Perform trash and debris pickup and ensure dumpsters and waste enclosures remain clean and orderly.
- Monitor landscaping vendor performance and report issues requiring follow-up.
Vendor & Contractor Coordination
- Assist Property Manager in coordinating vendor services for specialized repairs such as roofing, HVAC, electrical, plumbing, and pest control.
- Escort contractors on-site when necessary and ensure work is performed safely and to standard.
- Identify items requiring professional service and report promptly.
Safety, Compliance & Recordkeeping
- Maintain inventory of tools, materials, and supplies in an organized manner.
- Follow all safety guidelines including use of PPE, ladder safety, and lock-out/tag-out procedures.
- Report safety hazards or maintenance issues requiring escalated attention.
- Ensure compliance with company standards and relevant building codes.
Qualifications:
- 2 years of experience in commercial or industrial property maintenance preferred.
- Must be able to speak and communicate in both English and Spanish.
- Basic knowledge of building systems, materials, tools, and safe work practices.
- Ability to complete detailed work order documentation.
- Ability to lift 50 lbs., climb ladders, inspect roof monthly, and work indoors/outdoors.
- Valid driver’s license required.
Work Schedule:
- Monday through Friday, 8:00 AM to 5:00 PM, with occasional after-hours support as needed.
Salary $19.00 hour
