Rental Assistant Property Manager

Rental Division | Part-Time, Non-Exempt Hourly | Eastern Shore

Are you organized, customer-focused, and ready to be part of a fast-paced property management team? Tidewater Property Management is looking for a Rental Assistant Property Manager to support the day-to-day operations of our rental management department and assist with the properties assigned to the team. This role is a great fit for someone who enjoys variety, problem-solving, communication, and working with owners, tenants, vendors, and team members.

As a Rental Assistant Property Manager, you will help keep rental operations moving smoothly by responding to landlord, tenant, and prospective tenant inquiries, scheduling property showings, assisting with inspections, supporting leasing progress, and helping coordinate important rental compliance items. The position supports the Rental Department Manager and works closely with the Property Manager to ensure timely communication, accurate documentation, and excellent service. This is a part-time position working 8-12 hours a week.

What You’ll Do

In this role, you will:

  • Respond to landlord, tenant, and prospective tenant inquiries within one business day.
  • Contact prospective tenants and schedule property showings.
  • Show available rental units and provide weekly leasing updates to landlords.
  • Schedule property inspections and provide required notifications to tenants.
  • Assist with virtual home inspections, violation notices, and follow-up tracking.
  • Support eviction postings and coordination of eviction-related processes as needed.
  • Place and track lockboxes when required.
  • Process, scan, upload, and organize incoming mail and documents.
  • Schedule city and county rental license and lead inspections while helping maintain compliance with applicable federal, state, local, and MDE regulations.
  • Assist with move-in, move-out, exterior, and interior inspections, including reports, owner communication, tenant violation notices, work order coordination, software updates, checklists, documentation, and photos.
  • Perform minor maintenance-related tasks as needed, such as installing locks, tightening hardware, replacing light bulbs, installing smoke alarms, and changing batteries.
  • Cross-train with the Property Manager to help provide coverage during staff absences.
  • Support the team with other duties as assigned.

Minimum Skills and Qualifications

Qualified candidates should have:

  • Proficiency in Microsoft Office, including Word, Excel, Outlook, SharePoint, and OneDrive.
  • Familiarity with the Fair Housing Act and landlord-tenant laws.
  • Prior experience in single-family home management.
  • Vendor and workflow management experience.
  • Strong written and verbal communication skills.
  • Reliable transportation and a valid driver’s license.
  • Excellent organization, time management, prioritization, and data entry skills.
  • A positive attitude and customer-service mindset.
  • The ability to work in a fast-paced environment, adapt to new processes and software, and receive direction and constructive feedback.
  • The ability to multitask efficiently and effectively while showing initiative with minimal supervision.

Physical and Work Requirements

This role requires regular computer and phone use, the ability to manage interruptions and shifting priorities, and the ability to work in typical office conditions. The position may also require standing, sitting, walking, occasional climbing, lifting up to 25 pounds, responding to auditory and/or visual emergency alarms, safely operating a motor vehicle, traveling to properties or other sites, and being outdoors in seasonal weather conditions. A valid driver’s license and proof of vehicle liability insurance and registration are required.
