Thurston County is seeking a highly motivated and qualified individual to fill a Facilities Technician III position within the Facilities Services Division of the Central Services Department.

The Facilities Technician Ill is a senior level position, responsible for maintaining and repairing county buildings and equipment and ensuring work performed meets code requirements and County guidelines. We are looking for an experienced technician with hands-on experience maintaining and repairing a variety of building systems such as electrical, HVAC, plumbing, electronic controls, fire alarms, security systems, lighting, irrigation and related systems. The preferred candidate will have experience acting in a lead capacity, meeting with customers, vendors and project managers, writing technical reports, evaluating code or other safety concerns, and reading blueprints or other building drawings.

Essential functions may include, but are not limited to, the following:

  • Identifying, troubleshooting, and diagnosing problems with building systems and components which may include boiler system, electrical, electro-mechanical, electronic, and pneumatic control systems/components, fire alarm, heating, ventilation, and air conditioning (HVAC), and security systems.
  • Setting and adjusting parameters within computer software systems which may control fire monitoring, DDC, or security systems.
  • Performing and assigning preventive maintenance, periodic confidence testing, and repairs on major pieces of equipment as assigned through an electronic work order program.
  • Performing activities as an electrician and an electronics or HVAC specialist and participating in meetings with vendors, customers, engineers, architects and customers estimating costs, evaluating code, safety and long and short-term effects of the planned projects.
  • Laying out, repairing, testing, installing and modifying HVAC, electrical and electronic components of building systems and equipment. Reading, sketching and interpreting complex circuitry and other blueprints and drawings.
  • Performing preventive maintenance and repairs on major pieces of equipment, including diesel/generators, air compressors, air handler units, fans, pumps, rotary screw chillers, water heaters, heat recovery systems, heat exchangers, heat pumps, gas furnaces, and refrigeration equipment, assuring adherence to safety rules, regulations, procedures, and precautions while involved in work tasks.


WORKING CONDITIONS:

  • Work is typically performed in a variety of locations including high-security areas such as detention facilities, on rooftops, and use of a variety of equipment including hand and power tools, ladders, and working in confined areas.
  • Facilities Technicians regularly lift 75 pounds and are required to bend, stoop, crouch, push, pull, and reach above shoulders in the performance of duties.
  • Long periods of standing may be necessary, and work is performed both indoors and outdoors in all types of weather and temperatures.
  • This position could be exposed to noisy machinery and alarms, dust, liquid, epoxy chemicals, smoke noxious odors, fumes, and solvents.
  • This position requires driving to county properties and various vendor locations.

QUALIFICATIONS:

  • High school diploma or GED. Completion of vocational training program(s) in a building maintenance field. Must possess a certification or licensed in electrical systems, mechanical equipment and controls and advance knowledge of the codes and regulations.
  • Three years experience in building equipment/systems maintenance and operation which includes one year of hands-on experience in controls, two years of hands-on experience with major mechanical equipment and electrical repairs.
  • Knowledge of the materials, methods, tools and equipment used in building and mechanical maintenance and repair work, and in the maintenance of plumbing, heating, air conditioning, and electrical systems.
  • Current Washington State Driver's License or have requested and obtained an appropriate accommodation.
  • Must pass background security check.

DESIRED SKILLS:

  • Experience using testing and measurement equipment which may include data logger with computer reporting, meter, amp clamp and infrared camera.
  • Knowledge of the materials, methods, tools, and equipment used in building mechanical maintenance and repair work, and in the maintenance of plumbing back flow, heating, air conditioning, and electrical systems.
